Preconstruction Design Manager
My client is a full-service construction management company founded in 1986 who specializes in Multifamily projects. The client has helped develop and construct over 35,000 multi-family housing units in 20 states throughout the country. As an industry leader in multi-family construction, is dedicated to building a quality, maintenance free, development that will withstand the test of time at the most affordable price possible. My client only employs degreed construction professionals. This starts with the onsite personnel and runs through the rest ofour construction team. All on-site personnel in a management roll have a four year building construction management degree, or equivalent. This construction team provides a mix of perspectives in managing all facets of the construction process to insure the project's success.
Job Description
The Preconstruction Design Manager will:
- Learn and apply all corporate design standards and ensure the implementation of all items to each project.
- Manage a working schedule and track all pre-construction related progress and milestones.
- Collaborate with corporate estimating and site design group.
- Manage the project(s) permit submittal process through permit acquisition.
- At the direction of the Department Head, generate Request for Proposals.
- Serve as the primary point of contact for the design team from the project kick-off to permit approval.
- Coordinate with the Architect and design teams to maintain the agreed upon Plan Production Schedule.
- The Design Manager is to assess, coordinate, and ensure implementation of the unique features of the project that are not represented in the project basis of design.
- The Design Manager is to fully assess and ensure the implementation of all architectural design requirements including applicable codes, housing authority design criteria, developer commitments, program requirements, and any specific owner requirements.
- Perform an internal review of all project requirements and create the project Design Checklist.
- Attend the Developer Hand-Off as the primary contact. Conduct the Architect Hand-Off to discuss the Plan Production Schedule and Design Checklist
- Lead coordination meetings, per the Plan Production Schedule, with each discipline to ensure project requirements are acknowledged and modifications to the Project Basis of Design are discussed.
- Perform a Quality Assurance Review to verify unique design criteria are being picked up by the design teams through the Architect as detailed in the Plan Production Schedule
- Coordinate utility analysis or additional sound studies as directed by Development
- Coordinate with the Architect to finalize adjustments to unit, building, and clubhouse types when necessary as part of a schematic design phase.
- Provide colored building elevations for owner approval and distribute exterior finish selections.
- Serve as the point of contact for the developer and civil for all initial design coordination as detailed in the Plan Production Schedule.
- Contract with energy raters for upfront energy modeling and written analysis at the direction of the Department Head. Manage the Energy Rater documentation and review process per the Plan Production Schedule

The Successful Applicant
The Successful Preconstruction Design Manager:
- Can read and interpret architectural drawings from front to back
- Experience working directly with architects and 3rd party design teams
- Experience managing project timelines and schedules and holding everyone accountable
- 5-7 years of experience in multifamily construction
- Understanding of cycle between development and construction
