Description

The Preconstruction Manager leads all preconstruction activities from concept through Guaranteed Maximum Price (GMP), ensuring accurate estimating, strong client relationships, and a seamless transition to construction. This role manages budgets, schedules, subcontractor relationships, and collaboration with owners, designers, and project teams.

Key Responsibilities:

Manage the preconstruction process, schedules, and client expectations.
Develop accurate quantity takeoffs, cost estimates, budgets, and GMPS and interpret construction documents, contracts, and specifications.
Coordinate with project teams to ensure successful project handoff to construction.
Maintain and expand the subcontractor database and trade partner relationships.
Participate in procurement, pursuit, and business development activities.
Utilize estimating and project management software effectively.
Apply Lean Construction principles and obtain certification as required.
Communicate professionally and effectively with all project stakeholders.
Uphold company policies, procedures, and professional standards.

Qualifications:

Experience in preconstruction, estimating, or construction management.
Strong understanding of construction estimating, contracts, and project delivery methods.
Ability to read and interpret construction documents and specifications.
Proficiency with construction technology and estimating software.
Excellent communication, organizational, and leadership skills.
