Summary/Objective: The Porter is responsible for assisting the Maintenance team in the day-to-day duties involved with maintaining the cleanliness of our property. Classification: Non-exempt (eligible for overtime)
Location: Orlando, FL 32810 Essential function/Responsibilities: duties include but are not limited to the following - Maintain the daily interior cleanliness of buildings and common areas, including cleaning spills and windows/window coverings, vacuuming, sweeping, stripping, waxing, and buffing floors.
- Handle daily trash and recycling removal, including emptying building compactors, breaking down and tying up cardboard boxes, and preparing trash and recyclables for removal.
- Prepare vacant units for occupancy, remove items left behind, and leave units in broom-swept condition.
- Perform exterior building and grounds cleaning and basic maintenance, including exterior walls, parking lots and structures, walkways and paths, gardens and lawns, outdoor furnishings, pools, curbs/gutters, exterior hallways, and stairwells.
- Perform light maintenance, including replacing light bulbs, air filters, blinds, shades, and other items as directed.
- Place mats/runners during inclement weather and assist with weather-related cleaning conditions and storm preparation.
- Identify and report unsafe conditions, unlocked doors in restricted areas, and potential security concerns to the manager/supervisor.
Requirements: - Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.
- Highly motivated, service-oriented self-starter with a strong work ethic and ability to complete tasks in a timely manner.
- Must be available to work a flexible schedule based on operational needs, including additional hours and adjusted shifts as required.
- Ability to perform basic repairs and operate tools or equipment used in routine maintenance.
- Good interpersonal skills and a polite demeanor toward staff, residents, customers, clients, and visitors to the property.
- High School Diploma/GED.
- Ability to stand for prolonged periods.
- Proficiency using large industrial cleaning equipment, including a buffing machine for wood floors and other finished surfaces, as well as large industrial vacuum cleaners.
- Due to the physical nature of certain required tasks, must be able to lift, bend, stoop, climb, reach, and lift up to 50 pounds at a time.
Pay Rate: $16.00 per hour
