JOB SUMMARY
The Physical Plant Specialist is responsible for maintaining and providing immediate repair and maintenance to campus facilities and assets in order to create a safe, attractive, and welcoming environment for students, personnel, and visitors to the KCC campus.

ESSENTIAL DUTIES AND RESPONSIBILITIES

- Maintains the campus facilities and provides immediate repair and maintenance to campus facilities and assets in order to create a safe, attractive, and welcoming environment for students, personnel, and visitors to the KCC campus.
- Coordinates with outside vendors for necessary materials, supplies, and inventory to accomplish tasks; follows KCC policies and procedures for procurement.
- Maintains, repairs and services facility equipment. Coordinates with outside vendors for parts and service as needed.
- Performs and oversees small construction projects including minor repairs, painting, drywall, electrical, HVAC, plumbing, and other projects as needed.
- Applies pesticides, herbicides, and fertilizers in compliance with federal, state and College requirements and keeps appropriate records; obtains proper certifications. Properly handles all chemicals appropriately per instructions and safe work standards.
- Schedules preventive maintenance to provide uninterrupted operation of campus systems, including changing of filters, flushing, replacing bulbs, oil, lubrication, and other tasks.
- Maintains knowledge of cleaning methods, materials, and equipment along with the operations of landscaping and construction equipment and tools. Assists in cleaning activities as assigned.
- Works in coordination with the Director of Facilities or the Facilities Operations Manager.
- In conjunction with the Director of Facilities or the Facilities Operations Manager, supervises special event set-up, the clean-up, teardown, and resetting of campus rooms and furnishings.
- Participates in exterior maintenance activities, including mowing, trimming, planting, irrigation, weed removal, leaf collection, snow removal, and other landscaping activities. Handles trash, recycling, and clean-up of exterior smoking areas.
- Maintains safe, clean, and organized work areas, including the maintenance shop, custodial, and storage areas.
- Assists with the receiving of products; inspects and protects incoming materials and coordinates delivery and unloading to appropriate location, including safely moving materials to other campus locations.
- Participates as part of the safety and security response to emergency situations on campus.
- Performs security work, including the locking and unlocking of buildings as required. Assists the campus security staff in execution of their duties.
- Coordinates with the Facilities Director or Facilties Operations Manager on short and long-term projects, goals and budgets.
- Participates in the planning and completion of special projects, including remodel and new construction.
- Other duties as assigned
NON-ESSENTIAL DUTIES AND RESPONSIBILITIES
- As needed and directed, participates in other KCC projects, events, and committees.
KNOWLEDGE, SKILLS, AND ABILITIES NEEDED TO PERFORM THIS ROLE
- Knowledgeable in the use and potential safety hazards of chemicals commonly used in areas of responsibility.
- Knowledge and ability to safely use step ladders, extension ladders, basic hand tools, power tools and shop tools.
- Basic computer skills, such as email for communication and recordkeeping.
- Ability to read and write effectively.
- Ability to give and receive oral commands.
- Ability to utilize cell phone operations, including texting.
- Ordinary verbal and reading skills.
- Valid Oregon driver's license with legally-registered and reliable transportation.
PHYSICAL DEMANDS AND WORKING CONDITIONS
- Occasionally needs to climb and/or balance; lift up to 50 lbs.
- Frequently needs to stand and walk, reach with hands and arms, stoop, kneel, crouch, or crawl.
- Frequently exposed to dirt, dust, and chemical solutions; works near moving mechanical parts and may require periodic use of respirators.
- Physical skill and sustained physical effort may be required for some of the responsibilities, such as operating equipment, shoveling snow, and similar tasks.
- Job requires moderate strength and agility.
Qualifications
EDUCATION AND EXPERIENCE
- Associate's degree or equivalent from a two-year college or technical school or equivalent experience and training.
- Two (2) years of related experience in the fields of landscaping, maintenance and construction work. Additional experience in custodial, facilities, and or security is preferred.
- Must have or be able to obtain following certifications: First Aid card, CPR Training Certification, Pesticide Applicators, Unarmed Security Certificate.
