ABM Parking Services is seeking a Project Manager for Wells Fargo Center to lead high-impact parking and mobility initiatives while supporting operational performance, client success, and business growth. This role combines project execution, account strategy, financial oversight, and stakeholder leadership to ensure strong service delivery and long-term client value.
The Project Manager will work across operations, finance, technology, and client teams to improve performance, modernize systems, and strengthen strategic partnerships. This role is ideal for someone who can balance day-to-day execution with client-facing leadership and continuous improvement.
This position is Full Time position at Wells Fargo Center in Downtown Los Angeles, CA
SCHEDULE: 8AM - 5:00PM - Monday to Friday. Must be flexible with schedule (Work some weekends as necessary)
Pay: $90,000 - $105,000 Annually
The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant's education, experience, skills, abilities, geographic location, and alignment with market data.

5+ years of experience in project management, operations leadership, account management, or a related field
Customer service, team member relations and good tenant/customer interaction.
Experience managing client relationships, cross-functional stakeholders, and multiple priorities in a fast-paced environment
Strong financial and operational acumen, including budgeting, forecasting, and performance management
Experience supporting technology implementation, systems modernization, or operational improvement initiatives
Strong written and verbal communication skills, with the ability to engage frontline team members, clients, and executive stakeholders
Proficiency with Microsoft Office Suite, including Excel, Word, and Outlook
Experience in parking, transportation, facilities, & other service-oriented operations is strongly preferred
Oversee day-to-day financial performance, including labor budgeting, forecasting, and expense control aligned with account P&L goals.
Manage labor budgets, scheduling, staffing levels, and cost controls aligned with ABM & client financial goals.
Develop and execute tailored account strategies that increase client satisfaction and contract value year over year (both towers).
Complete understanding and operation of automated parking equipment SKIDATA. Perform minor repairs of SKIDATA revenue control equipment.
Partner with technology teams to implement IoT-based modernization projects, including SKIDATA PARCS, digital access control, and EV infrastructure projects.
Collaborate cross-functionally with finance, technology, and product teams to translate customer feedback into innovation roadmaps.
Oversee project execution related to parking operations, service enhancements, process improvements, and site initiatives at Wells Fargo Center.
Monitor project timelines, deliverables, risks, and dependencies across multiple active priorities.
Provide clear updates and recommendations to leadership, clients, and internal stakeholders.
Lead safety and compliance initiatives, ensuring adherence to ABM operating standards, incident reporting protocols, and risk mitigation procedures
Direct and mentor a 30+ team member operations team, aligning KPIs with client goals and organizational growth
Support the development of future leaders while fostering a culture of accountability, collaboration, and service excellence.
Assist in handling insurance claims for auto damages from incident to completion of claims.
Preparing and submitting financial reports to parking manager for management office.
Manage time efficiently to meet all deadlines for reports and operation tasks.
