Description

VSF Rentals is hiring an Operations Manager to own every construction, renovation, and maintenance operation across our Southern Ohio portfolio. You will be the firm's on-the-ground renovation and maintenance leader in Oxford & Middletown, reporting directly to senior leadership.

VSF Rentals a is a vertically integrated multifamily real estate investment firm with a ten-plus year operating history across core Ohio markets. Our portfolio exceeds $110 million in AUM, with a defined trajectory to double within the next 12–18 months. The Southern Ohio Portfolio is a key part of that growth.

This role sits at the center of our Southern Ohio operations: running unit turns and renovations, leading the maintenance team, managing vendors and materials, and driving industry-leading execution speed. You will improve and build the systems and team that let this region scale as we grow there.

Duties

Renovations

  • Oversee all unit turns, renovations, and projects across the Oxford portfolio, hitting timeline, budget, and quality standards every time.
  • Plan and execute peak turn periods, including compressed move-out/move-in windows, so every unit is rent-ready on schedule.
  • Review scopes of work, solicit and manage vendor bids, and control costs across all projects.
  • Maintain Gantt-based project tracking for full visibility into active projects, timelines, and dependencies.
  • Ensure all work complies with local codes, permitting, safety standards, and company expectations.

Maintenance operations

  • Lead the maintenance team to complete work orders in under 2 days, with a goal of under 1 day blended.
  • Run preventive maintenance programs for building systems, grounds, and common areas.
  • Manage emergency and after-hours response, including on-call scheduling.

Supply chain and vendors

  • Manage purchasing and inventory of all renovation and maintenance materials, including safety stock of core components.
  • Hire, develop, and terminate vendors, subcontractors, and wage staff.
  • Build a reliable local vendor bench for the Southern Ohio market.

Team, systems, and reporting

  • Hire, mentor, and develop maintenance technicians and crew leaders, custodians and renovation technicians.
  • Manage time cards, PTO, and payroll approvals.
  • Track and report core KPIs: turn time, cost per unit, work order completion time, project timelines, and completion rates.
  • Identify bottlenecks and implement systems to improve speed, cost, and quality.
  • Standardize scopes, materials, and processes in line with the firm's other markets.
  • Coordinate with acquisitions, property management, and leasing to align construction and maintenance with leasing goals and new acquisitions.

Requirements

  • Experience managing multiple renovation projects at once (required).
  • Experience leading maintenance technicians or field crews.
  • Background in construction management, project management, manufacturing operations management or supervision, or high-volume residential or multifamily renovation.
  • Proven ability to manage subcontractors, timelines, and budgets across multiple job sites.
  • Working knowledge of building systems (HVAC, plumbing, electrical) and local code requirements.
  • Ability to solve problems simply and quickly.
  • Ability to process information across many communication channels and separate mission-critical work from noise.
  • Strong systems and process orientation, with a record of improving operational efficiency.
  • High attention to detail with strong organizational and communication skills.
  • Comfortable being held accountable to measurable metrics for time, cost, and output.
  • Experience with project tracking tools, property management or work order software, or construction management software (or able to learn quickly).
  • Valid driver's license and ability to be on-site daily across Oxford, Middletown and future properties.

  • Has managed 50+ turns and multiple crews simultaneously in single-family or multifamily.
  • Has owned both renovations and maintenance for a portfolio or market, not just one.
  • Comfortable coordinating multiple crews and tracking progress across multiple sites.
  • Spots inefficiencies fast and implements practical process improvements.
  • Experienced with standardized scopes, materials, and repeatable processes.
  • Thrives on aggressive timelines and peak-season turn pressure.
  • Wants to build a market's operations as it grows, and is energized by high accountability for speed, cost, and output.

Compensation and benefits

  • Base salary: $80,000–$110,000
  • Bonus: 5–15% of base salary

On-site, based in Oxford, OH but responsible for other sites in Middletown and others as we grow.
