Operations Manager

About the Opportunity 

We are seeking an experienced, results-driven Operations Manager / Project Manager to take full ownership of commercial concrete restoration, waterproofing, and exterior building envelope repair projects. This is an active, on-site field leadership position. You will oversee projects from initial preplanning and scheduling through execution, financial tracking, and final closeout. 

As a core member of the management team, you will be accountable for field results. You will directly manage multi-faceted project sequences and lead up to 20+ field personnel and site leads. Key Responsibilities 

• Preplanning & Setup: Review contracts, drawings, and specifications. Perform structural and architectural plan reading. Build, update, distribute, and drive project schedules using Microsoft Project. Set up, manage, and ensure project documentation in Procore. Plan labor, material, equipment, and sequencing. Lead meetings, organize activities, and report project progress to stakeholders. 

• Work in Place (Execution): Manage, assign, and guarantee day-to-day field operations and work-in-place activities. Responsible to make sure that the delivery of concrete restoration work is completed in alignment with plans and specifications. Plan, adapt, and drive daily schedules accounting for delays, weather, trade coordination needs, or changes. Enforce strong QA/QC processes with in-progress inspections. 

• Resource & Labor Management: Manage and report labor productivity, onsite material handling, storage, and utilization. Manage equipment rentals. Directly lead, mentor, and coordinate a field workforce of 20+ leads and personnel. 

• Financial & Contract Management: Track budgets, costs, and forecasts. Manage change orders and pay applications. Ensure compliance with contract requirements. Maintain accurate reporting and cost controls. 

• Project Closeout: Drive punch list completion and final inspections. Deliver closeout documents and warranties. Finalize project financials and reporting. 

Qualifications 

• Experience: 5+ years of progressive experience managing commercial concrete restoration, waterproofing, or building envelope projects. 

• Leadership: Proven track record leading self-performing, hands-on field teams and managing 20+ field personnel and key leads. 

• Technical Skills: Advanced proficiency in reading and interpreting structural and architectural plans. Strong understanding of construction budgets, cost controls, and contract management. 

• Software: Proficiency in Microsoft Project, Excel, Word, Outlook, and Procore. 

• Languages: Bilingual (English/Spanish) is highly preferred.
