Operations Manager

Summary:

Immediate need for an Operations Manager responsible for overseeing all building operations, engineering, maintenance, custodial, and painting functions for a large high-rise condominium community with nearly 1,000 residential units. The position serves as the General Manager's second-in-command and is responsible for maintaining major building systems, managing staff, overseeing vendors and contractors, leading capital improvement projects, and ensuring the property is safe, compliant, and well-maintained.

The role requires strong expertise in high-rise building operations, facilities management, procurement, contract administration, project management, budgeting, and preventive maintenance programs. The individual will develop RFPs, evaluate vendor proposals, manage large maintenance and reserve projects, supervise multiple departments, and regularly interact with residents, contractors, engineers, and the Board of Directors.

Requirements:

  • 7+ years managing large high-rise residential properties
  • 5+ years of leadership experience
  • Strong facilities, engineering, and project management experience
  • Experience overseeing HVAC, plumbing, electrical, boilers, chillers, and life-safety systems
  • Knowledge of procurement, contracts, OSHA requirements, and building codes
  • Experience working with boards, budgets, and capital improvement programs
  • Current certifications related to property management

This is essentially a high-level facilities and operations leadership position focused on managing the physical plant, staff, contractors, and long-term capital projects for a large condominium community.
