    About the Role:

    As a CBRE Operations Management Manager, you will be responsible for overseeing a team responsible for planning, managing, and directing business operations for a small to medium sized client or region.

    This job is part of the Operations Management job function. They are responsible for coordinating staff functions and operations that support the organization's goals and strategies.

    What You'll Do:

    • Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
    • Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
    • Prepare ad hoc data reports for revenue, expenses, and other business metrics. Evaluate trends to identify opportunities to improve financial performance. Manage the monthly forecasting process for assigned clients or regions.
    • Ensure compliance with company policy, business and professional licensing, real estate law, and state, and federal guidelines.
    • Maintain data integrity across systems used by the team.
    • Partner with regional teams and departments to identify and implement organizational "best practices.
    • Assist with the development of training programs, business processes, and system training programs.
    • Facilitate the communication of policies, procedures, and initiatives to create consistency across the region.
    • Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
    • Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives.
    • Identify, troubleshoot, and resolve day-to-day and moderately complex issues which may or may not be evident in existing systems and processes.

    Power Reliability & Uptime Management

    • Zero-Downtime Operations: Directing strategies to achieve "Five Nines" (99.999%) availability or higher, minimizing any risk of catastrophic power failure.
    • Redundancy & Failover Testing: Overseeing routine load testing of critical backup power systems, including Uninterruptible Power Supplies (UPS), massive diesel generators, automatic transfer switches (ATS), and switchgear.
    • Root Cause Analysis (RCA): Leading investigations into any electrical anomalies, near-misses, or outages to implement permanent corrective actions and prevent recurrence.

    Heavy Electrical Maintenance & Asset Integrity

    • Preventative & Predictive Maintenance (PPM): Managing comprehensive maintenance schedules for high-voltage (HV) and medium-voltage (MV) transformers, switchgear, generators, and distribution units.
    • Condition Monitoring: Utilizing advanced diagnostic tools (such as thermal imaging/infrared thermography, partial discharge testing, and oil analysis for transformers) to predict equipment degradation before failure occurs.
    • Lifecycle Management: Planning the refurbishment, upgrade, or replacement cycles for heavy electrical assets to balance capital expenditure with risk mitigation.

    Operations & Team Leadership

    • Standard Operating Procedures (SOPs): Developing, reviewing, and enforcing strict operational protocols, Lockout/Tagout (LOTO) procedures, and Method of Procedure (MOP) documentation for all high-risk electrical work.
    • Vendor & Contractor Oversight: Managing third-party service-level agreements (SLAs) for specialized heavy electrical maintenance, testing, and emergency repairs.

    Safety, Compliance & Risk Management

    • Electrical Safety Programs: Ensuring strict adherence to NFPA 70E (Standard for Electrical Safety in the Workplace) and OSHA regulations, including proper Personal Protective Equipment (PPE) enforcement and arc-flash boundaries.
    • Regulatory Compliance: Maintaining compliance with local electrical codes, environmental regulations (such as diesel fuel and emissions management for generators), and data center industry standards (e.g., Uptime Institute, ANSI/TIA).
    • Emergency Response Planning: Serving as a primary incident commander or technical lead during major facility emergencies, coordinating closely with utility providers and emergency services.

    Capacity Planning & Cross-Functional Collaboration

    • Power Capacity Tracking: Monitoring power usage effectiveness (PUE), total facility load, and stranded capacity to optimize electrical distribution.
    • Budgeting: Managing operational (OPEX) and capital (CAPEX) budgets for electrical maintenance, spare parts inventory, and infrastructure upgrades.

    What You'll Need:

    • Bachelor's Degree preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
    • Experience in staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention preferred.
    • Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
    • Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
    • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
    • Extensive organizational skills with a strong inquisitive mindset.
