The Onsite Property Manager leads the day-to-day operations of an assigned residential property and helps maintain a safe, welcoming, and well-managed community. This individual serves as the primary onsite contact for residents, Board members, employees, vendors, and other community partners.
The role combines resident relations, building operations, staff and vendor oversight, regulatory compliance, maintenance coordination, Board support, community engagement, and financial administration.
The ideal candidate is confident, proactive, and comfortable taking ownership of property operations. This person communicates directly and respectfully, responds effectively to changing priorities, and balances sound judgment and relationship-building with careful attention to detail.
Full-time, onsite position in Washington, DC
Standard schedule of Monday through Friday, 9:00 a.m. to 5:00 p.m.
Occasional evening or weekend availability may be required for Board meetings, community events, or urgent property matters
Must be available to assist with emergency response when necessary
Must be able to conduct property walkthroughs and lift or move items weighing up to 25 pounds
Serve as the primary onsite point of contact for residents and respond to questions, requests, and concerns professionally and promptly.
Build positive relationships with residents while maintaining appropriate boundaries and consistently enforcing community policies.
Document resident issues and coordinate follow-up through resolution.
Prepare and distribute resident notices, building updates, and other community communications.
Conduct resident surveys and gather feedback to help identify service and community needs.
Plan and coordinate community events that encourage resident engagement.
Support compliance with community rules, regulations, and established procedures.
Oversee daily building activity and help ensure smooth, safe, and efficient property operations.
Coordinate and monitor vendors, contractors, and service providers working onsite.
Supervise and direct maintenance employees, establish priorities, and ensure assigned work is completed accurately and on schedule.
Set clear expectations for employees and vendors and address performance or service concerns directly.
Manage property security protocols, including monitoring cameras and maintaining secure building access.
Coordinate package management procedures and help ensure packages are handled, documented, and distributed appropriately.
Identify operational concerns early and take appropriate action before they develop into larger problems.
Serve as a professional liaison between residents, the Board, vendors, and EJF’s internal teams.
Attend Board and membership meetings as required, including occasional evening meetings.
Prepare meeting materials, reports, property updates, and supporting documentation.
Record and maintain accurate meeting minutes when assigned.
Maintain organized Board, association, and property records.
Follow through on Board directives and provide timely status updates on open matters.
Monitor the property’s adherence to applicable laws, regulations, governing documents, policies, and safety requirements.
Research applicable regulations and advise the Board and internal partners on property compliance requirements.
Coordinate required inspections and maintain accurate supporting documentation.
Track compliance deadlines and ensure required actions are completed on time.
Escalate legal, regulatory, safety, or governance concerns to the appropriate internal or external resource.
Assist with the preparation and administration of the property’s annual operating budget.
Review monthly financial statements and identify unusual expenses, variances, or matters requiring follow-up.
Support accurate financial reporting and provide relevant financial information to the Board and internal partners.
Receive and deposit property-related funds in accordance with established procedures and internal controls.
Maintain complete, organized, and accurate property records, reports, logs, and correspondence.
Conduct regular property walkthroughs and inspections to identify maintenance, safety, cleanliness, and compliance concerns.
Create, assign, monitor, and follow up on work orders through completion.
Coordinate repairs and preventive maintenance with employees, vendors, and contractors.
Maintain an organized log of property improvements, repairs, inspections, and outstanding items.
Track service contracts, operational deadlines, and required vendor follow-up.
Verify that completed work meets property standards and address deficiencies promptly.
Bilingual English and Spanish communication skills, including the ability to communicate effectively in spoken Spanish
At least three years of residential property management experience
High school diploma or equivalent
Proficiency with Microsoft Office and basic computer applications
Strong written, verbal, and interpersonal communication skills
Ability to organize competing priorities, maintain accurate records, and meet deadlines
Sound judgment and the confidence to make decisions within the scope of the role
Ability to remain responsive and professional while managing interruptions, changing priorities, and unexpected property concerns
Ability to supervise employees, direct vendors, and hold others accountable for results
Ability to conduct property walkthroughs and lift or move items weighing up to 25 pounds
Legal authorization to work in the United States
Experience managing condominium or cooperative communities
Previous experience working in an onsite property management role
CMCA, AMS, PCAM, or another relevant property management credential
Experience supporting a Board of Directors or community association
Familiarity with property budgets, financial statements, service contracts, and regulatory requirements
