Role Summary

The Financial Manager serves as the senior onsite financial leader for Stonebridge Ranch Community Association, a large-scale master-planned community association with a complex operating, reserve, capital, and assessment structure. As a key member of the onsite leadership team, the Financial Manager works in close partnership with the General Manager/Executive Director and Assistant General Manager and serves as the primary financial resource and business partner to onsite department leaders. This is a hands-on financial leadership position responsible for the preparation, review, analysis, and presentation of the Association's financial statements and financial reporting package, as well as budgeting and forecasting, cash management, financial controls, audit coordination, and day-to-day financial management.

The Financial Manager reports directly to the General Manager and maintains functional alignment with RealManage Accounting Leadership regarding accounting standards, controls, and financial reporting requirements.

The Financial Manager is expected to move beyond producing financial results to understand and explain performance, identify trends and risks, investigate material variances, anticipate financial needs, and provide clear, supported recommendations to onsite leadership.

Responsibilities

  • Serve as the primary onsite financial resource and advisor to the General Manager,, Assistant General Manager, and onsite department leaders.

  • Serve as an active member of the onsite leadership team, providing financial insight on operational priorities, strategic initiatives, and the overall financial health of the Association.

  • Prepare the Association's monthly financial statements and financial reporting package in accordance with established RealManage accounting standards and requirements.

  • Review and analyze monthly financial results, including material variances, trends, risks, accruals, and matters requiring management attention.

  • Prepare monthly financial summaries, forecasts, schedules, and customized reporting for onsite leadership, the Finance Committee, and Board of Directors.

  • Lead the annual operating budget process, including assumptions, historical analysis, current-year performance, forecasting, departmental input, supporting schedules, and preparation for Finance Committee and Board review.

  • Partner with onsite department leaders to develop and manage departmental budgets, analyze performance and variances, forecast anticipated needs, and strengthen financial accountability.

  • Support reserve and capital financial planning and reconciliation among operating, reserve, and capital activity.

  • Serve as the primary onsite presenter of financial results to the Finance Committee and support the General Manager/Executive Director with financial presentations to the Board.

  • Maintain comprehensive working knowledge of the Association's financial position, including cash, receivables, collections, assessments, contracts and commitments, reserves, and capital activity.

  • Monitor cash flow and prepare forecasts as needed.

  • Analyze receivables, aging, collection expenses and recoveries, assessment activity, and other significant revenue sources.

  • Review financial activity for appropriate classification, supporting documentation, unusual transactions, and control exceptions.

  • Maintain the Association's approved financial reporting and account structure to support accurate and meaningful management reporting.

  • Partner with onsite leadership to strengthen purchasing, expense management, documentation, and financial controls.

  • Coordinate with RealManage Accounting Leadership and CiraConnect shared-service teams, including accounts payable, accounts receivable, collections, audit and tax, insurance, and other financial services.

  • Coordinate with auditors and financial institutions and support the annual audit and tax process.

  • Recommend and implement improvements that strengthen financial reporting, internal controls, efficiency, transparency, and accountability.

  • Independently research financial questions through resolution and provide supported conclusions and recommendations to onsite leadership.

  • Perform additional financial projects and responsibilities as required.

Qualifications

  • Bachelor's degree in Accounting from an accredited four-year college or university.
  • Minimum of five years of progressive accounting, financial management, controllership, or comparable experience.
  • Demonstrated experience preparing and analyzing financial statements and financial reporting packages.
  • Demonstrated experience developing and managing complex annual operating budgets and forecasts.
  • Strong knowledge of Generally Accepted Accounting Principles and financial statement analysis.
  • Advanced Microsoft Excel skills and experience with mid-level to upper-tier accounting systems.
  • Demonstrated ability to analyze financial results, identify material issues, and translate financial information into actionable business insight.
  • Experience presenting financial information to senior leadership, Boards, committees, clients, or comparable stakeholders.
  • Strong written and verbal communication skills, including the ability to communicate complex financial matters clearly to financial and non-financial audiences.
  • Strong analytical, organizational, prioritization, and problem-solving skills.
  • Demonstrated ability to work independently, manage competing priorities, exercise sound professional judgment, and operate effectively in a complex, high-volume environment.

Preferred Qualifications

  • Previous experience as a Controller, Assistant Controller, Senior Financial Manager, Senior Accountant, or in a complarable financial leadership role
  • Large-scale community association, HOA, property management, real estate, or outsourced accounting experience
  • Experience supporting organizations with multiple departments, facilities, cost centers, capital projects, or funding sources.
  • Experience with reserve accounting, capital planning, and assessment-based revenue structures.
  • Experience partnering directly with operational department leaders.
  • Experience working with Boards of Directors, Finance Committees, or sophisticated client stakeholders.
  • CPA, CMA, MBA, or other advanced accounting or finance credential is a plus.

The successful candidate will demonstrate ownership, sound judgment, curiosity, preparation, and follow-through. This individual will anticipate questions, identify issues before they become surprises, communicate financial information clearly, and provide onsite leadership with supported answers, analysis, and recommendations rather than numbers requiring interpretation. The Financial Manager must be equally comfortable working directly in the financial details, preparing the financial reporting package, and participating in senior onsite leadership discussions regarding the financial and operational needs of the Association.

  • Ability to work in a standard office environment with moderate noise levels.
  • Ability to work a standard schedule, with occasional extended hours as required.
