    On-Site Property Technician
    Location: Pittsburgh, PA (Onsite)

    Classification: Non-Exempt

    Status: Full-Time

    Reports to: Facilities Manager

    Purpose

    The On-Site Property Technician is responsible for supporting the day-to-day operation, maintenance, reliability, and safety of the company’s office and specialty pharmacy facility. This role performs routine maintenance, coordinates service vendors, responds to facility issues, and assists with building systems inspections to ensure uninterrupted business operations.

    Responsibilities

    • Performs routine inspections of building systems and equipment
    • Completes preventative maintenance tasks in accordance with established schedules
    • Troubleshoots and addresses facility issues involving HVAC, plumbing, lighting, electrical, doors and building finishes.
    • Performs minor repairs and maintenance activities
    • Coordinates corrective repairs with outside vendors & contractors
    • Maintains building appearance and functionality throughout office and operational areas.
    • Escorts contractors and service providers while on-site
    • Verifies completion of vendor work
    • Ensures vendors comply with company safety and security requirements
    • Supports facility requests and work orders
    • Assists with monitoring & inspection of MEP, life safety, and security systems
    • Escalates identified deficiencies and operational risks
    • Maintains compliance with applicable building, life-safety, and regulatory requirements
    • Maintains maintenance logs and service records
    • Assists with inventory management and purchasing requests
    • Supports annual facility audits and inspections

    Required Qualifications

    • High School Diploma or GED required
    • 3-5 years of commercial building maintenance, facilities operations, industrial maintenance, healthcare facilities, pharmaceutical facilities, warehouse/distribution facilities, or Class A office building experience.
    • Proficiency with Microsoft Office, and computerized maintenance management systems such as UpKeep or similar platforms
    • Ability to travel locally as needed

    Preferred Qualifications

    • Technical school certification, vocational training, associate degree, or equivalent experience in Facilities Maintenance, HVAC, Electrical, Mechanical Systems, Industrial Maintenance, or related field preferred
    • Strong troubleshooting and repair skills involving commercial building systems.
    • Working knowledge of:
    • HVAC equipment and controls
    • Electrical systems
    • Plumbing systems
    • Fire and life safety systems
    • Building automation systems (BAS)
    • Emergency generators and backup power systems
    • Ability to perform preventive and corrective maintenance activities.
    • Ability to read and interpret equipment manuals, blueprints, and technical drawings.
    • Experience managing contractors and service vendors.
    • Strong customer service and communication skills.
    • Ability to prioritize multiple work orders and respond to facility emergencies.

    Knowledge of workplace safety practices and OSHA regulations.

    Work Environment

    This job functions in a professional home or office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, and fax machines.
