    Description

    Position Summary
    The New Home Consultant, HomeSights Build-On-Your-Lot (BOYL) is responsible for guiding clients who already own their lot through the home building process, from initial consultation to key handoff. This role builds strong relationships with clients, realtors, lenders, and internal teams to deliver an exceptional homebuying experience while helping the company achieve its sales goals.
     
    Responsibilities
     
    Sales & Client Consultation
    • Generate new sales opportunities through networking, referrals, community events, and lead follow-up; conduct consultations to understand clients’ lot, goals, budget, and vision for their new home.
    • Guide clients through the BOYL process, including land evaluation, home selection, pricing, and financing options.
    Land & Site Evaluation
    • Review surveys, plats, deeds, and GIS information to identify site challenges (setbacks, wetlands, flood zones, septic requirements, easements, topography) and recommend home plans suited to lot constraints.
    • Coordinate with construction, permitting, and operations teams to confirm water, sewer, septic, electric, and gas availability.
    Client Experience & Project Coordination
    • Serve as the primary point of contact throughout the pre-construction process, coordinating meetings with purchasing, design, permitting, and operations.
    • Schedule site visits, facilitate structural option review meetings, and coordinate design appointment scheduling.
    • Monitor outstanding items needed before contract execution, including surveys, soil tests, septic permits, environmental reports, and HOA/Architectural Review Board submissions.
    Pricing & Financing
    • Prepare preliminary estimates, explain included features/upgrades/structural options, and present financing solutions to help buyers stay within budget.
    • Generate purchase agreements, addendums, and pricing revisions; track custom requests requiring purchasing or estimating review; monitor financing milestones through loan closing.
    Relationship Management & Performance
    • Develop and maintain relationships with realtors, lenders, developers, and industry partners; represent Hunter Quinn Homes at model homes and community events.
    • Meet or exceed sales goals, track performance metrics, and maintain customer communication through construction and key handoff.
    • Perform additional responsibilities as assigned by leadership.
    Qualifications
    • Minimum 3+ years of experience in build-on-your-lot sales, residential construction sales, or real estate.
    • Proven track record of meeting or exceeding sales goals.
    • Appropriate real estate license or certifications as required by the state.
    • Valid Driver's License and reliable transportation.
    • Strong communication, presentation, and relationship-building skills.
    • Ability to manage multiple clients and opportunities simultaneously in a fast-paced environment.
    • Proficiency with Microsoft Office and related sales/CRM tools.
