The Multifamily Construction Superintendent is responsible for leading day-to-day field operations from preconstruction through final project turnover. This role supports the Construction Manager during buyout while managing subcontractors, coordinating inspections, and ensuring the project remains on schedule and within quality standards. The Superintendent maintains jobsite safety, cleanliness, documentation, and quality control while serving as the primary field leader to drive efficient project execution.
Duties & Responsibilities
• Field Leadership & Coordination
Maintain daily on-site presence to lead subcontractors, sequence work, and remove project roadblocks
Implement and manage the project schedule to ensure on-time delivery
Confirm subcontractor mobilization and coordinate trade sequencing on site
Schedule, host, and close out all inspections including city, special inspections, and HERS/Title 24
Coordinate field activities with surveyors, building inspectors, special inspectors, HERS raters, and testing agencies
Manage utility and right-of-way coordination including SDG&E, wet/dry utilities, and joint trenching
• Preconstruction & Construction Manager Support
Assist the Construction Manager during project buyout including vendor introductions and scope gap identification
Support follow-ups and additional tasks related to subcontractor procurement and scope coordination
Utilize professional network when necessary to assist with filling subcontractor scope gaps
Attend weekly Owner-Architect-Contractor (OAC) meetings and provide field updates, project photos, and risk mitigation insights
• Safety, Site Conditions & Community Relations
Enforce jobsite safety policies and maintain compliance with OSHA and project safety standards
Maintain proper temporary site conditions including BMPs, SWPPP requirements, fencing, signage, and access points
Ensure jobsite cleanliness and protection of completed work
Manage neighborhood relations including parking, noise, dust control, and delivery coordination
• Quality Control & Documentation
Execute QA/QC procedures including mock-ups, first-work inspections, and punch list management
Maintain and update field redline drawings and as-built documentation
Produce and submit daily logs including manpower counts, work activities, deliveries, issues, and project photos
Initiate field RFIs, maintain the RFI log, and coordinate responses with the Construction Manager
• Logistics & Materials Management
Coordinate material deliveries, laydown areas, and storage to prevent damage or loss
Ensure materials are properly stored and secured on site
• Project Closeout
Manage the punch list process to ensure all items are completed prior to turnover
Coordinate final inspections and support Temporary Certificate of Occupancy (TCO) and Certificate of Occupancy (CO) processes
Assemble and deliver final closeout documentation including warranties, keys, operations manuals, and owner packages
• Authority & Project Controls
Request purchase orders when necessary while coordinating with accounting for procurement
Escalate cost or scope issues to the Construction Manager and assist with developing corrective action plans
Qualifications & Requirements
• Experience managing field operations for multifamily construction projects
• Strong knowledge of construction scheduling, inspections, and subcontractor coordination
• Familiarity with utility coordination, site logistics, and jobsite safety requirements
• Ability to manage multiple subcontractors and maintain organized project documentation
• Strong communication and leadership skills with the ability to work closely with project stakeholders
