Mortgage Loan Advisor (MLA) 
USA Remote

Compensation:
  • 100% commission
  • Typically paid 1.25%–1.75% of loan volume100% remote

POSITION PURPOSE:
  • As a Mortgage Loan Advisor at Momentum Mortgage Group, you are the trusted guide and financial expert for homebuyers and homeowners. You play a pivotal role in capturing leads, staying current with all lending criteria, understanding borrower goals, and driving successful loan originations. As the front-line representative of Momentum, you uphold our brand of trust, service, and modern mortgage expertise
 
OVERALL OBJECTIVE:
  • To originate mortgage loans in compliance with federal and state regulations, while delivering exceptional borrower experiences, building long-term relationships, and achieving personal and team production goals
 
KEY RESPONSIBILITIES AND DUTIES:
Marketing and Prospecting:
  • Promote both yourself and the Momentum brand online and offline
  • Generate leads using a mix of digital tools, personal outreach, networking, and marketing
  • Utilize company-provided CRM, SMM, and marketing collateral to maximize visibility
  • Create and request compliant digital and print marketing materials as needed
  • Attend networking events and establish professional referral partners
Client Engagement & Lead Conversion:
  • Initiate contact with new leads from various sources (referrals, social media, website, etc.)
  • Conduct discovery calls to understand borrower goals, timelines, and loan needs
  • Educate clients on loan options and requirements, acting as a trusted advisor
  • Design loan solutions and garner borrower agreement
  • Guide borrowers to complete loan applications via our loan origination system (LOS)
  • Collaborate with the Licensed Mortgage Specialist (LMS) to ensure smooth document collection and application accuracy
Loan Structuring & Presentation:
  • Collaborate with LMS to get essential client and 3rd party data to confirm lending options
  • Once pre-qualified, present tailored solutions that meet borrower compliant qualifications
  • Address any borrower questions and secure commitment to proceed
  • Relay all final decisions and design (product, lock, pricing, registration) for LMS execution
  • Ensure applicants have team contact info and sign initial disclosures in a timely manner
Loan Submission & Processing Oversight:
  • Ensure that all automated milestone updates are being sent to all interested parties associated with the loan
  • Monitor the loan file through underwriting to keep borrowers informed and engaged
  • Resolve borrower's questions or concerns, ensuring complete borrower's confidence
Closing & Post-Closing:
  • Confirm final loan terms with borrowers and assist with scheduling closings
  • Attend closings when possible to enhance borrower relationships and reinforcing loyalty
  • Collect testimonials and encourage online reviews to support brand reputation
  • Transition closed borrowers into post-closing nurture campaigns
Long-Term Relationship Building:
  • Stay engaged with past clients through CRM campaigns and personal outreach
  • Monitor market shifts (rate drops, equity growth) to identify opportunities for past clients
  • Leverage long-term relationships to generate referrals and repeat business
Performance & Growth:
  • Track personal production metrics (lead conversion, pipeline velocity, quote-to-close ratios)
  • Participate in sales sessions, company events, and internal training on industry/marketing
  • Stay current with changes in loan programs, compliance, technology and best practices
 
QUALIFICATIONS AND SKILLS:
  • Comprehensive knowledge of mortgage programs (Conventional, FHA, VA, Non-QM, etc.)
  • Consultative and client-centered communication style
  • Proficiency with LOS, CRM, Pricing engines, and digital lending tools
  • Highly organized, self-motivated, and detail oriented
  • Must desire to grow personally and professionally and willingness to apply effort
Education and Experience:
  • Bachelor's degree in business or related field (preferred)
  • Active NMLS license in a licensed state (required)
  • Minimum of 2 years of mortgage loan origination experience
Performance Evaluation Criteria:
  • Achievement of individual loan volume and revenue goals
  • Compliance with company policies and regulatory requirements
  • Borrower satisfaction scores, retention and testimonials collected
  • Contribution to company culture and promotion of brand reputation
Authority & Decision Making Scope:
  • Recommend and structure loan options within company guidelines
  • Submit loans for processing and collaborate with the team for improving client experience
  • Leverage company resources to grow personal brand and loan volume
