Position Overview
A law firm specializing in mortgage default services is seeking an experienced Mortgage Default Specialist to support its non-judicial foreclosure practice.
This position works closely with attorneys, clients, mortgage servicers, investors, vendors, and the firm’s operations team to manage foreclosure files from referral through sale. The ideal candidate has previous experience in mortgage servicing, default operations, foreclosure processing, or a creditor’s rights law firm and understands foreclosure timelines, title review, legal documentation, and investor requirements.
The Mortgage Default Specialist must maintain accurate and timely case information while protecting confidential firm, client, and borrower data.
Key Responsibilities
- Manage non-judicial foreclosure files throughout the foreclosure lifecycle.
- Respond to client and mortgage servicer inquiries regarding file status, foreclosure processes, milestones, and loan-level details.
- Monitor foreclosure timelines and ensure all activities comply with applicable civil codes, client requirements, investor guidelines, and firm procedures.
- Set up new referrals in the firm’s case management system and maintain accurate file information.
- Update client and investor systems following the completion of required milestones.
- Review title searches and title reports to identify liens, ownership issues, breaks in the chain of title, and other potential risks.
- Coordinate and manage curative actions related to title issues.
- Prepare and transmit legal documents for execution, mailing, filing, and recording.
- Verify recorded documents and update recording information in the appropriate systems.
- Prepare and process legally required notices and foreclosure mailings within established deadlines.
- Confirm bankruptcy and military-service status through PACER, SCRA, and other public systems.
- Schedule foreclosure sales after confirming that all legal, client, and publication requirements have been satisfied.
- Obtain, prepare, and coordinate bidding instructions for foreclosure auctions.
- Work with third-party vendors to obtain title reports, recordings, publications, and other required services.
- Perform file audits before advancing cases to the next foreclosure milestone.
- Upload documents between the firm’s case management platform and client servicing systems.
- Ensure tasks, deadlines, and system updates remain current and are not past due.
- Answer telephone inquiries and provide professional, responsive client service.
- Protect confidential borrower, client, investor, and firm information at all times.
- Support additional mortgage-default and foreclosure projects as needed.
Required Qualifications
- Previous experience in mortgage servicing, mortgage default operations, foreclosure processing, or a creditor’s rights/foreclosure law firm.
- Working knowledge of the mortgage foreclosure process and foreclosure timelines.
- Experience with non-judicial foreclosure files strongly preferred.
- Familiarity with mortgage servicer and investor requirements.
- Experience reviewing title reports, chain of title, liens, and title-related issues.
- Familiarity with PACER and SCRA searches.
- Experience using foreclosure case management or mortgage servicing systems.
- Strong attention to detail and ability to manage multiple files, deadlines, and milestones simultaneously.
- Strong data-entry, auditing, documentation, and organizational skills.
- Ability to communicate professionally with clients, attorneys, vendors, and internal teams.
- Understanding of confidentiality requirements involving borrower, client, and legal information.
- Ability to work collaboratively while maintaining a strong sense of ownership and urgency.
