Job Summary:
The Facilities BMS Technician performs the hands-on technical work of instrumenting Gateway facility infrastructure for monitoring and building the visualizations and alarming that keep critical sites observable around the clock. This role configures equipment for monitoring at the device and protocol level, implements and maintains coverage in the monitoring platforms (Virtana (previously Zenoss) and Grafana), and develops and maintains the Virtana and Grafana graphs, dashboards, and visualizations used across the global Gateway fleet.
Supervisory Responsibilities:
Duties/Responsibilities:
Monitoring configuration and integration
Configure facility infrastructure- UPS, ATS/STS, generators, CRAC units, PDUs, power meters, environmental sensors, and other equipment - for remote monitoring via SNMP, Modbus, and BACnet/IP.
Build and maintain device monitoring in Virtana and Zenoss, including discovery, MIB/OID mapping, polling and template configuration, graphs, thresholds, and alarm/event setup.
Develop and maintain Grafana dashboards across the monitoring hierarchy.
Configure Grafana data sources, panels, variables, alerting rules, and access controls.
Translate commissioning and client datapoint/alarm requirements into implemented monitoring coverage and identify instrumentation gaps.
Device and protocol-level work
Identify and map SNMP OIDs and MIBs for equipment.
Configure BMS/BACnet and Modbus points where native vendor SNMP is unavailable, and coordinate with controls vendors on BACnet and Niagara/JACE integration.
Validate polled values against equipment displays and commissioning records, and document the resulting point and register mappings.
Monitoring documentation and standards
Maintain monitoring documentation per site: point lists, OID/register maps, dashboard inventories, naming conventions, and as-built monitoring records.
Follow and contribute to Gateway monitoring standards, and process all monitoring configuration changes through change control.
Keep per-site monitoring as-builts current as equipment and coverage change.
Commissioning and project support
Support commissioning and site-readiness validation by configuring and verifying monitoring for new and upgraded equipment.
Participate in datapoint reviews and verify alarm and threshold configuration against the approved test plans prior to handover.
Operations support and continuous improvement
Triage and resolve monitoring gaps, false or nuisance alarms, and stale or missing points, and tune thresholds for actionable alarming.
Support the facilities team and OCC with monitoring data, reports, and dashboard requests.
Drive improvements to monitoring coverage, reliability, and visualization quality across the Gateways.
Work on concurrent monitoring deployments, sometimes across multiple geographical regions.
Conduct on-site instrumentation and verification visits as needed and produce coverage and gap reports with recommended remediations.
