Position Summary

The Make Ready Technician is responsible for preparing vacant apartment homes for new residents. This includes completing unit turns, performing general repairs, cleaning and touch-up work, and ensuring apartments are safe, clean, and move-in ready.

The ideal candidate is dependable, detail-oriented, hands-on, and able to work efficiently in a fast-paced multifamily environment.

Key Responsibilities

  • Prepare vacant apartments for new residents through complete make-ready and unit-turn services.
  • Perform general maintenance and repairs throughout apartment units.
  • Complete drywall repairs, painting, caulking, patching, and touch-up work.
  • Perform basic plumbing and electrical repairs.
  • Inspect and test appliances, fixtures, doors, windows, cabinets, and other apartment components.
  • Replace light fixtures, outlets, switches, hardware, and other basic maintenance items as needed.
  • Clean and maintain apartments, common areas, and maintenance areas.
  • Identify and report maintenance issues requiring additional repairs or specialized service.
  • Complete work orders and make-ready assignments in a timely and professional manner.
  • Maintain accurate maintenance records and follow company procedures.
  • Maintain tools, equipment, and maintenance supplies in an organized manner.
  • Provide professional and courteous service when interacting with residents, vendors, and team members.
  • Follow all safety procedures and company policies.

Qualifications

Required

  • Previous apartment maintenance, make-ready, construction, or related maintenance experience preferred.
  • Basic knowledge of plumbing, electrical, drywall, painting, carpentry, and general apartment repairs.
  • Strong attention to detail and ability to complete quality work.
  • Ability to troubleshoot basic maintenance issues.
  • Dependable attendance and strong work ethic.
  • Ability to work independently and as part of a team.
  • Reliable transportation.
  • Ability to lift up to 50 pounds and perform physical work, including bending, climbing, lifting, standing, and walking for extended periods.

Preferred

  • Previous multifamily or apartment maintenance experience.
  • HVAC experience or certification.
  • EPA certification is a plus.
  • Experience with property management maintenance software.
  • Experience completing apartment turns and make-ready work.

Work Environment

  • Indoor and outdoor work within a multifamily apartment community.
  • Frequent work inside vacant apartment homes.
  • Fast-paced environment with multiple make-ready assignments and deadlines.
  • Frequent interaction with residents, vendors, and property management team members.
  • Occasional weekend or emergency maintenance availability may be required.
