    FUNCTION: Supports and assists the Maintenance Director in community operations needs.

    Minimum Qualifications:

    • High school diploma or general education degree (GED) preferred or previous related maintenance experience and some training in one or all of the following areas: carpentry, plumbing, painting, HVAC, refurbishing and cleaning.
    • Ability to perform general maintenance repair needs, problem solve and communicate and cooperate effectively with others.
    •  Must be able to lift at least 50 lbs without assistance as well as move throughout the building and perform the various physical demands set forth in this job description.

    ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:

    1. Performs general maintenance work on a daily basis, including but not limited to, replacing light bulbs, repairing electrical, plumbing, HVAC, and appliances.
    2. Prepares resident apartments for new occupants by painting, cleaning carpets and general maintenance by either providing these activities or working as a team member to achieve these results.
    3. Maintains the grounds by mowing, sweeping and trimming trees and shrubs, or other such activities, such that the outside grounds are always presentable.
    4. Assists in coordination of community events.
    5. Assists in all phases of maintenance pertaining to resident apartments and common areas of the community.
    6. Assists Maintenance Director with proper function of all emergency systems.
    7. Assists in the transporting and storage of resident property.
    8. Demonstrates ability to read, write, and speak English sufficient to fulfill job requirements.
    9. Demonstrates the ability to make independent decisions, solve practical problems that may or may not include a variety of concrete variables. This may require the ability to interpret instructions given in written, oral, diagram, or scheduled form.
    10. Demonstrates the ability to listen actively and evaluate social situations in an objective, consistent and fair manner. Functions independently with integrity, flexibility and works well with residents, personnel and support agencies.
    11. Complies with community policies and procedures for workplace safety including infection control procedures, emergency response and safety protocol.
    12. Complies with all company policies and procedures related to resident rights; abuse prevention and reporting; and resident confidentiality (HIPPA).
    13. Demonstrates knowledge of Employee Handbook and complies with the policies in the Handbook.
    14. Performs other related duties as may be assigned.
