    Qualifications:

    • Minimum of 3 years of broad experience in work involving general maintenance.
    • Demonstrated expertise in general maintenance, including upkeep and repairs to buildings, equipment, and grounds.
    • Ability to analyze problems, organize assigned work, and develop effective work methods.
    • Ability to understand and carry out oral and written directions and assignments.
    • Ability to observe established safety procedures.
    • A Black Seal Fireman's License is required or obtained within one year.
    • Such alternatives to the above qualifications as the Board may find acceptable.
    • Demonstrated ability to communicate effectively in English, both orally and in writing, using proper grammar and vocabulary.
    • Ability to use computers for information searchers and work order management.

    Job Goal:

    Under the supervision of the Supervisor of Maintenance, completes varied types of general maintenance including, but not limited to, grounds-keeping, appliance, machinery and equipment repair, painting, glazing, masonry, plastering, welding, vehicle maintenance, and minor carpentry, HVAC, electrical, and plumbing repairs. The cooperative goal of the maintenance employee is to provide a physical environment that is safe, clean, and operating at a high level of efficiency.

    Performance Responsibilities:

    • Inspect buildings for hazardous conditions, malfunctioning and broken fixtures, appliances, equipment, and deteriorating structural conditions.
    • Completes interior and exterior painting; scrapes old and loose paint from varied types of surfaces; applies putty to holes needing to be filled, patches and plasters walls where needed; uses primers and sealers, paint removers, spackling compounds, binders, thinners, solvents and driers.
    • Inspects, installs, repairs, and maintains cables, wiring, motors, generators, pumps, oil burners, and other types of electrical equipment, appliances, fixtures, machinery, and circuits.
    • Repairs and maintains walls, ceilings, door frames, interior and exterior brickwork, tile floors, drains, cement and concrete floors, sidewalks, steps, foundations, and other types of masonry, plastering, and stone work.
    • Completes work orders for general repairs and carries out assignments from written and verbal directions.
    • Inspects and repairs boilers, water, drainage, waste and gas lines, defective closet bowls, washbasins and urinals, malfunctioning radiators, laundry machines, and other types of plumbing fixtures, fittings, appliances, and machinery.
    • Rigs and works from scaffolds, "A" ladders, window jacks, ladder jacks, aluminum or metal prefabricated scaffolding, and automated personnel lifts.
    • Maintains and cares for school grounds; prunes trees; cuts and trim grass; collects and disposes of leaves and refuse, prepares athletic fields, and adjusts and repairs such equipment as lawn mowers, tractors, bleachers and benches.
    • Removes snow from sidewalks and driveways and spreads sand and salt. Ability to drive snowplows and other automated means of snow removal.
    • When so directed, completes custodial duties.
    • Keeps records of work completed, materials used, and time spent through the use of a computer-based work order system.
    • Serves as a helper on craft projects where assistance is required.
    • Measures, cuts, and installs glazing, glass or plastic, in doors and windows.
    • Completes other tasks as assigned by the Supervisor of Maintenance and/or Director of Facilities.
