    Park Senior Villas, an Assisted Living & Memory Care community, is hiring a Maintenance Coordinator at our Houghton location!

    Duties and Responsibilities:

    · Assumes administrative authority, responsibility, and accountability to maintain the physical plant and essential mechanical and electrical equipment, resident care equipment in safe operating conditions.

    · Performs various duties to maintain a clean and safe environment for residents, staff, and visitors. Maintenance services are provided in accordance with facility policies and procedures and in compliance with state and federal laws and regulations to enhance resident comfort and quality of life.

    · Demonstrate competence in application of mechanical and technical concept to facility plant repair and maintenance projects.

    · Able to maintain all essential mechanical, electrical, and patient care equipment in safe and operating condition.

    · Technical knowledge and analytic ability to diagnose and repair equipment.

    · Sufficient interpersonal skills to interact with facility staff and residents to answer questions and resolve grievances.

    · Ability to apply building and safety codes to facility situations and maintenance procedures to establish criteria to ensure services provided meet acceptable standards of quality.

    · Carries out all duties in accord with facility mission and policy and procedures.

    · Demonstrates honesty and integrity at all times in the care and use of resident and facility property.

    · Knowledge of emergency and disaster procedures of facility.

    · Sufficient mobility and strength to move freely throughout the building to ensure resident safety at all times. Assist, transfer, or otherwise move residents of facility out of danger in case of emergency.

    · Working knowledge and ability to comply with facility policies and procedures for workplace safety, including infection control procedures, and application of universal precautions for blood borne pathogens, use of personal protective equipment and handling of hazardous materials.

    · Demonstrate ability to complete duties and projects within allotted time.

    · Capable of working a flexible work schedule to meet needs of facility.

    · Conducts scheduled maintenance throughout facility physical plant.

    · Maintains and tests emergency power systems to ensure availability of power to all entrances, exits, fire detections systems, and extinguishing equipment, and life support systems in the event electrical service is interrupted.

    · Responsible for effective pest control system to eliminate any and all pests, rodents, either by doing it yourself or through contractor.

    · Able to respond to the needs of facility 24 hours a day, 7 days per week.

    · Responds to emergency maintenance issues to resolve problems. If on – call must respond within reasonable amount of time. 2 hours to correct problem.

    · Maintains facility / resident furniture and equipment as required.

    · Completes documentation and record keeping of maintenance activities to satisfaction of Supervisor and / or his / her Supervisor.

    · Maintains current skills and knowledge through continuing education. Must attend in - house continuing education per HR requirement.

    · Manages and Implements disaster and evacuation drills. In the event of an emergency, carries out assigned duties to ensure safety for all.

    Maintain grounds including outside building repair and lawn maintenance in cooperation with the landscaping contractor and garbage removal services

    Maintain all areas inside the building, including offices, to include, but not be limited to: cleaning and shampooing furniture, window cleaning, and the maintenance and replacement of vinyl floors, painting, plumbing repairs, drywall, and all other repairs as needed.

    Maintain and oversee repair of facility equipment in order to ensure proper function

    Respond to work order requests in a timely manner.

    Utilize the computer maintenance system as required.

    Prepare and refurbish rooms for resident move-ins; including painting, replacement of vinyl floors and installation of ceiling fans

    Inspect resident rooms for potential problems and hazards

    Housekeeping Assistance

    Support Dietary Department, including unloading food and other supplies

    Other duties as assigned

    Qualifications

    Working knowledge of basic plumbing, electrical, and heating/air conditioning mechanical equipment and systems. Additional certifications a plus!

    Assisted Living maintenance experience a must

    Computer experience a must

    Must be able to pass a background check and obtain a fingerprint clearance card

    Must be able to pass a drug test

    Must be TB Free

    CPR/1st aid training required

    You must be able to lift, carry push, pull >75 lbs

    You must be able to stand, bend, climb, squat, and be on your feet for long periods of time.

    · High school diploma and/or equivalent preferred.

    · Minimum of 2 years experience with the physical plant in an institutional environment preferred.

    · Vocational training in skilled trades or other relevant training preferred.

    · Must have valid drivers license.

    · Must have own vehicle (pickup truck preferred).

    · Minimum of 1 year experience in a supervisory position of the physical plant preferred.

    · Must be able to move constantly throughout the workday.

    · Must be able to speak, read and write the English language in an understandable manner.
