JOB SUMMARY:
The Maintenance Technician (Smart Home & Technology) keeps our rental homes working, safe and guest-ready, with a special focus on the technology guests rely on most: smart locks, WiFi, TVs and streaming, smart thermostats and other connected devices. In addition to general maintenance, repairs, inspections and preventative upkeep, this associate is our go-to person for diagnosing and fixing tech issues quickly, often before a guest ever notices. The ideal associate is tech-savvy, reliable, detail-oriented, patient with guests, and able to work independently while providing excellent service.
Mike Z Rentals specializes in high-quality vacation, seasonal and annual rental properties, delivering exceptional guest experiences and maximizing owner satisfaction. We pride ourselves on operational excellence, strong local market expertise, and commitment to service.
DUTIES AND RESPONSIBILITIES:
Smart Home and Technology:- Install, replace, program and troubleshoot smart locks and keypads (including Yale and similar brands): battery and hardware replacement, pairing with hubs and apps, guest access code problems, and keeping locks online in the company's lock management system.
- Troubleshoot and fix guest WiFi and internet issues: diagnose slow or dropped connections, reset and reconfigure modems, routers and mesh systems, optimize coverage across the home, and work with internet providers to resolve outages and schedule service.

- Walk guests through simple fixes by phone or text (restarting a router, changing a TV input, entering a door code) to resolve issues without a trip whenever possible.
- Keep accurate device records for each property (make, model, location, network setup and troubleshooting notes) so issues can be solved quickly by any team member.
- Stay current on new smart home products and recommend technology upgrades that improve the guest experience or reduce service calls.
Property Maintenance and Repairs:- Complete routine maintenance tasks, including HVAC filter changes, light plumbing, painting, appliance troubleshooting, and basic electrical work.

- Be available for on-call shifts during evenings, weekends, and holidays as scheduled.
Inventory and Supplies Management:- Maintain appropriate stock of maintenance materials, tools, and supplies, including technology spares such as lock batteries, replacement remotes, HDMI and network cables, and backup routers or lock hardware.
- Ensure tools are used safely and maintained properly.
Documentation:- Complete work orders, service logs, and inspection reports accurately and on time in the company's operations software (Breezeway), including photos and notes on the fix.
- Report larger maintenance needs, recurring technology problems, or capital improvement recommendations to the Maintenance Manager.
