Location: Nashville, TN 37201

Employment Type: Contract, 30-60 days

Pay: $30.00-$32.00 per hour

Schedule: Monday-Friday, 7:00 AM-4:00 PM

On-Call: Rotating nights, weekends, and holidays

Position Summary

The Maintenance Technician will independently perform a wide variety of general maintenance repairs for an assigned portfolio of commercial properties. The technician will be responsible for maintaining building systems and equipment, completing maintenance documentation, responding to tenant/customer needs, and working with contractors and property management to ensure the building operates safely and efficiently.

Key Responsibilities

• Monitor building HVAC systems to ensure they start properly and reach tenant comfort levels by scheduled start times.

• Perform minor HVAC troubleshooting, repairs, and diagnostics.

• Replace and repair:

• Condenser fans

• Contactors

• Capacitors

• Fan blowers

• Condenser pumps

• Work with HVAC contractors on repairs, modifications, and alterations to building systems.

• Adjust system schedules to improve building efficiency and tenant comfort.

• Identify opportunities to improve existing building systems.

• Communicate with system manufacturers regarding firmware upgrades and equipment modifications.

• Monitor maintenance budgets and communicate regularly with the Property Manager.

• Order and maintain appropriate repair parts and supplies within budget guidelines.

• Maintain the overall building, utility systems, and building equipment.

• Monitor the cooling tower water chemical treatment program.

• Maintain accurate equipment records, maintenance logs, and documentation.

• Assist with life-safety system inspections, servicing, and repairs.

• Investigate recurring customer/tenant service calls and report issues to management.

• Establish and update preventative maintenance schedules based on manufacturer recommendations.

• Promote energy conservation through:

• Proper equipment maintenance

• Energy management programs

• Efficient lighting practices

• Maintain maintenance shops, storage areas, mechanical rooms, electrical areas, tools, and equipment.

• Assist with severe weather preparation and emergency response.

• Perform routine building inspections according to company policies.

• Perform minor repairs involving:

• Plumbing leaks

• HVAC leaks

• Roof leaks

• Windows

• Doorways

Required Certifications / Training

Documented training, certification, or licensing in one or more of the following:

• EPA Certification
• Electrical
• Plumbing
• Mechanical
• Basic PPE knowledge

Education Requirements

• High school diploma or equivalent required.

• Two or more years at an approved/sanctioned technical institution or college in one of the following areas:

• Construction

• Electrical

• Plumbing

• Mechanical

• Carpentry

• Equivalent on-the-job training may also qualify.

Experience Requirements

• 5+ years of commercial real estate maintenance experience.
