What You'll Do

As a Lead Maintenance Technician, you'll work closely with the Maintenance Supervisor to maintain the overall appearance, safety, and functionality of our apartment community while providing hands-on support and leadership to the maintenance team.

Daily responsibilities include:

  • Perform maintenance repairs and resident service requests promptly and professionally.

  • Troubleshoot and repair HVAC systems, plumbing, electrical, appliances, carpentry, and general maintenance issues.

  • Assist the Maintenance Supervisor with assigning, prioritizing, and inspecting maintenance work.

  • Provide hands-on leadership, training, and support to Maintenance Technicians, Porters, and Housekeepers.

  • Complete preventative maintenance and scheduled equipment inspections.

  • Oversee and assist with apartment make-ready preparations to ensure homes are completed correctly and on schedule.

  • Maintain community amenities, common areas, equipment, and grounds to company standards.

  • Identify and immediately address safety concerns throughout the property.

  • Assist with maintenance scheduling and emergency coverage when needed.

  • Participate in the on-call rotation, including evenings, weekends, and holidays as scheduled.

  • Maintain accurate maintenance records, work orders, inventory, and preventative maintenance documentation.

  • Assist with inventory management, ordering supplies, and coordinating vendor services.

  • Promote workplace safety and compliance with applicable OSHA, EPA, and company safety standards.

  • Work collaboratively with the Maintenance Supervisor and Community Director to deliver exceptional resident service.

Qualifications

We're looking for someone who has:

  • High School Diploma, GED, accredited vocational school certificate, or equivalent experience.

  • Minimum 1-3 years of apartment maintenance or related maintenance experience.

  • Experience supporting or supervising maintenance personnel and the ability to provide guidance to team members.

  • Valid driver's license, current automobile insurance, and reliable transportation for business-related responsibilities.

  • Strong working knowledge of:

  • HVAC and air conditioning systems

  • Plumbing

  • Electrical systems

  • Appliance repair

  • Carpentry

  • Painting and drywall repairs

  • Flooring and general building maintenance

  • Life-safety systems

  • Strong troubleshooting and diagnostic skills.

  • Ability to prioritize service requests and manage multiple maintenance projects.

  • Excellent customer service, leadership, and communication skills.

  • Knowledge of workplace safety procedures and proper equipment handling.

  • Ability to perform the physical responsibilities of the position and work in varying weather conditions.

  • Bilingual (Spanish) is a plus but not required.
