Under the direction of the District Property Director and the Executive Director, the Maintenance Technician is responsible for all annual and day-to-day property tasks as assigned that include, but not limited to; performing preventative/ongoing maintenance tasks, assisting in renovation projects, maintenance/general up keep of facilities and grounds. Performs all tasks, projects, and duties within assigned budgets and allocated time and in compliance with regulatory and safety guidelines.
ESSENTIAL FUNCTIONS:
- Complete all maintenance/project tasks as assigned (both ongoing and preventative) and maintains records in accordance with regulatory agencies and Tampa Y policies and procedures.
- Coordinate with vendors and contractors as assigned.
- Perform maintenance and repair work including carpentry, plumbing, electrical, painting, and light construction.
- Survey buildings, equipment, and mechanical systems to ensure compliance with safety and regulatory requirements.
- Troubleshoot, diagnose, and resolve facility issues in a timely manner.
- Execute scheduled preventative maintenance including HVAC servicing, filter replacement, and equipment inspections.
- Assist in renovation and improvement projects.
- Understand that the customer is our primary focus prioritizing safety while promoting a welcome, friendly, and engaging environment.
- Assist in development of the property budget supporting the preventative and annual maintenance plans.
- Purchase equipment and supplies as assigned and maintains/records inventory in compliance with Tampa Y policies and procedures.
- Monitor and fulfill work orders efficiently; prioritize tasks as needed.
- Support program setup needs including room arrangements and furniture movement.
- Perform ongoing maintenance and property checks (audits) - continually inspecting for safety, cleanliness, and member/program participant comfort.
- Support all Tampa Y team members as necessary.
- Maintains a neat and well-groomed personal appearance - and always in compliance with dress codes.
- Organizes and maintains all work areas, storage facilities, closets in neat and safe fashion.
- As needed, addresses all general cleaning needs to ensure member comfort and safety.
- Model, reinforce, and abide by the YMCA core values of caring, honesty, respect, and responsibility in concert with the Tampa Y code of conduct.
- All other duties, tasks, projects, training, and meetings as assigned.
Physical Requirements:
This position requires extended periods of standing and movement throughout the facility. The role requires walking, standing, or being on your feet for 3-5 hours at a time, as well as bending, reaching, and performing routine maintenance tasks. The ability to move throughout the site for extended periods is an essential function of the position.
Safety and Risk Management
- Adhere to all Federal, State, and local safety regulations, as well as all YMCA policies and procedures related to the safety, health, and welfare of members, participants, guests, and staff.
- Adhere to all training requirements and ensure implementation in addition to ensuring proper reporting of all incidents/accidents according to risk management procedures.
- Responsible for the security of all company owned tools, equipment, vehicles, building, inventory, and security of the buildings.
- Maintain proper records, including certifications, meetings and trainings.
- Maintain an emphasis on safety in all areas of responsibility as they relate to members and staff.
- Adhere to job specific abuse risk management responsibilities such as ensuring unused rooms and closets remain locked; routinely monitor high-risk locations (locker-rooms and bathrooms), etc.
- Contribute to creating and maintaining a safe, positive, and respectful environment for members, guests, and staff.
- Promptly report any suspicious or inappropriate behavior, as well as policy violations, following established association procedures.
Education/ Experience Required:
- High School/ GED required
- 12-24 months of demonstrated experience supporting maintenance / property management in busy high people traffic industries (schools, theme parks, public institutions) and/or recreational facilities
- Basice working knowledge of standard mechanical systems (plumbing, electrical, heating / cooling, painting, custodial)
- Experience working in a team environment
- Must have reliable form of transportation - Maintenance Technicians work across multiple locations. The Y reimburses associates for mileage.
- A valid driver's license and driving record that meets our insurance requirements
- Ability to work effectively with all levels of Y team members, volunteers, and team members
- Ability to organize work efficiently and apply technical principals to solve practical problems in a timely manner
- Works well under pressure, communicates well with others and provides courteous service
- Ability to respond to safety and emergency situations, as well as diagnose, trouble-shoot, and locate defects in a wide variety of equipment
- Read and interpret operating manuals, correspondence, and prepare written and oral reports
- Familiarity with personal computers and mobile technology is desired. Background with facility management software (e.g. Facility Dude, Asset Essentials, etc.), preferred
Certifications/Trainings Required:
- Must obtain within 30 days of employment and maintain current certifications in CPR, AED and First Aid
- Maintain other required certifications as stated in the training matrix.

- While performing the duties of this job, the employee is often required to: climb stairs, bend, stoop, kneel, twist, reach with hands, sit, stand for an extended period of time, climb ladders, walk, shovel, plow, life and or/ move up to 50 pounds, having finger dexterity, grasp, perform repetitive motions, talk, hear and have visual acuity.
- The work is performed both indoors and out, and may require travel to various locations.
- While performing the duties of this job the employee is exposed to weather conditions prevalent at the time.
- Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
- Ability to work in a variety of environments, specifically those subject to extreme humidity/dampness, heat and cold.
- The noise level in the work environment is usually moderate or high.
- This position may require availability to work flexible hours including evenings, weekends, and holidays as needed.
- Must be able to perform all duties and functions of those that are supervised
