    The Role

    The Maintenance Technician supports the Maintenance Supervisor in maintaining the physical integrity of the community and handling all service requests, including HVAC calls, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. In the absence of the Maintenance Supervisor, you'll step in to assume all maintenance responsibilities, and you may also assist with getting vacant apartments back to market-ready status.

    This is a role for someone who is hands-on, safety-minded, and comfortable troubleshooting across multiple trades.

    What You'll Be Responsible For

    Preventive Maintenance & Safety

    • Stay knowledgeable of pertinent laws and EPA/OSHA regulations governing the proper storage and management of hazardous materials, including solvents, flammables, caustics, and Freon
    • Monitor the condition of the property and immediately initiate action to correct unsafe conditions (e.g., broken gates leading to the pool, broken steps, open holes, burned-out exterior lights)
    • Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and Community Manager
    • Inspect and maintain all tools in excellent condition; ensure storage areas remain locked when not in use
    • Stay aware of utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs

    General Maintenance

    • Diagnose and perform minor or routine maintenance and repairs across electrical, plumbing, carpentry, HVAC, appliance repair, drywall, roofing, exteriors, and windows
    • Inspect and help coordinate all needed make-ready repairs and services; assist make-ready staff as needed to meet deadlines
    • Report all major repairs and requisitions to the Community Manager prior to any expenditure of funds
    • Change locks and make keys as needed
    • Remove and transfer heavy appliances and equipment between storage areas and apartments as circumstances warrant; assist in moving abandoned furniture and appliances to the dumpster when necessary
    • Track inventory levels of spare parts and supplies and inform the Service Supervisor of shortages

    Grounds & General Support

    • Assist in keeping grounds neat and free of litter, rake, sweep, and shovel as circumstances warrant
    • Perform additional duties as assigned by the Maintenance Supervisor or Community Manager
    • Conduct all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, and all other applicable federal, state, and local laws

    What We're Looking For

    • Minimum of 1 year of on-site property maintenance experience required
    • Bilingual (English/Spanish) required
    • HVAC certification required
    • Solid understanding of trade fundamentals: electrical, plumbing, carpentry, HVAC, appliance repair, drywall, roofing, exteriors, and windows
    • Comfortable using hand tools, power tools, and other maintenance equipment safely
    • Willingness to wear required safety gear (back support belt, goggles, masks, and gloves as tasks dictate)
    • Full-time availability, minimum 35 hours/week, including weekends as circumstances warrant
    • Availability for rotating on-call emergency coverage
