    Maintenance Technician – Property Management

    Job Summary

    The Maintenance Technician is responsible for maintaining the physical condition, safety, and appearance of residential or commercial properties. This role performs a variety of maintenance, repair, and preventative maintenance tasks to ensure buildings, grounds, and equipment are operating efficiently while providing excellent customer service to residents and tenants.

    Key Responsibilities

    • Perform routine maintenance and repairs, including plumbing, electrical, HVAC, carpentry, drywall, painting, flooring, and appliance repairs.
    • Respond promptly to maintenance requests and work orders, ensuring timely resolution of issues.
    • Conduct preventive maintenance inspections of buildings, equipment, and common areas.
    • Prepare vacant units for new residents by completing turnover repairs, cleaning, painting, and appliance inspections.
    • Troubleshoot and repair building systems, fixtures, and equipment.
    • Maintain the cleanliness and appearance of the property, including common areas, grounds, and exterior facilities.
    • Monitor and maintain HVAC systems, water heaters, lighting, and other mechanical equipment.
    • Assist with emergency maintenance calls, including evenings, weekends, and holidays as needed.
    • Ensure all work complies with company policies, local building codes, and OSHA safety standards.
    • Maintain accurate records of completed work orders, inspections, and inventory of maintenance supplies.
    • Assist with snow removal, landscaping, and seasonal property maintenance when required.
    • Coordinate with vendors and contractors for specialized repairs or maintenance projects.
    • Provide courteous and professional service to residents, tenants, and team members.

    Qualifications

    • High school diploma or GED required.
    • Previous experience in apartment, residential, commercial, or property maintenance preferred.
    • General knowledge of plumbing, electrical, HVAC, carpentry, appliance repair, and painting.
    • Ability to diagnose maintenance issues and complete repairs efficiently.
    • Strong communication and customer service skills.
    • Valid driver's license and reliable transportation preferred.
