The Maintenance Tech II person is responsible for maintaining all aspects of the physical plant. Under supervisor direction, the Maintenance Tech II performs preventive maintenance, routine servicing, seasonal repairs and changes, building equipment and plumbing repairs.

This is a full time, onsite, position located in Woodland Hills, California.

Compensation: $30.90 per hour.

PRINCIPLE DUTIES:

  • Must be able to work independently as well as in a team with the entire Plant Operations Department and be self-motivated. The Maintenance Tech II performs general maintenance duties, preventive maintenance, service calls, and emergency maintenance as needed and assigned.

  • Performs building and equipment repairs, with plumbing (clogged drains, wax rings, fill valves, replace faucets, garbage disposals, water heaters, etc.), electrical (ballast, switches, plugs, cut-in boxes, use of voltage meter, ceiling fans, reset breakers, utilize the Lock-out Tag-out program, etc.), some carpentry (closet shelving, door trim, blinds, cabinet doors, baseboards, etc.), appliance repairs, Door locks (cutting keys, door closers, lock changeouts, sliding doors, etc.), appliance repairs/service, golf cart service / repairs and preventative maintenance on equipment.

  • Completes apartment turnovers, including minor repairs, touchup painting, and restoring apartment to original condition.

  • Performs regular pool, koi pond, and lake / water features maintenance.

  • Continues to perform minor repairs, painting, and similar duties that may be assigned to a Maintenance Tech I, but is faster and more proficient compared to Maintenance Tech I levels and must have excellent time management and problem-solving skills, great attention to detail, be proactive and requires only moderate oversight and direction.

  • Instructs residents on how to use their thermostats.

  • May assist with HVAC systems including pumps, heaters, cooling towers, installing grab bars.

  • Provides excellent customer service to residents as demonstrated by doing the following:

  • Previewing work orders, and arriving at the unit prepared with all tools/parts needed.

  • Greets Resident(s) by name, introduces yourself, and explains to the Resident(s) what you will be working on.

  • Always wears protective booties over shoes when entering Residents unit.

  • If the Resident is not home, leave a note.

  • Thoroughly cleans up after yourself when finished with the job.

  • Maintain personal cleanliness.

  • When a Resident asks you to do something not on the work order, if it will take less than 15 minutes, do it. If it will take over 15 minutes or doing it will make you late for an appointment, ask if you can use their phone to call in the work order on their behalf.

  • Assigned one week of on-call duty as scheduled.

  • Conducts staff training related to safety items as scheduled by the Supervisor or Plant Operations Director.

  • Other duties as assigned.

  • Demonstrate the knowledge and ability to employ safe work practices.

QUALIFICATIONS:

  • High school graduate. Technical schooling and/or training preferred.
  • Minimum of three to five years of previous work experience with electrical, plumbing, painting, and other general maintenance duties in a complex commercial, industrial or healthcare setting.
  • Ability to read and understand basic blueprints and schematics.
  • Basic understanding of HVAC thermostats.
  • Ability to operate various hand and power tools and machines to discharge duties.
  • Ability to understand and follow instructions in English, communicate effectively, and perform simple arithmetic.
  • Must have a passion for excellent customer service.
