A well-established property management organization is looking for an experienced Apartment Maintenance Supervisor to lead maintenance operations at a professionally managed multifamily community in the Greater Savannah market.

We are seeking a proven maintenance leader with expertise in multifamily housing, apartment maintenance, HVAC systems, building maintenance, preventive maintenance, capital projects, resident satisfaction, asset preservation, and team leadership.

Position Overview

The Maintenance Supervisor is responsible for leading all maintenance operations within a multifamily apartment community, including supervising maintenance staff, overseeing service requests, managing apartment turns, coordinating vendors, maintaining building systems, and ensuring the community remains safe, attractive, and well-maintained.

This role partners closely with the Community Manager to maximize resident satisfaction, preserve community assets, improve operational efficiency, and maintain exceptional curb appeal.

The successful candidate will be a hands-on leader who excels at troubleshooting, coaching team members, prioritizing workloads, and delivering outstanding customer service.

Key Responsibilities

Leadership & Team Management

• Recruit, train, mentor, and supervise maintenance technicians.
• Lead daily maintenance operations and establish team priorities.
• Schedule maintenance coverage and on-call rotations.
• Foster a positive, accountable, service-focused team culture.
• Ensure safety standards and company policies are consistently followed.

Maintenance Operations

• Oversee completion of resident service requests and work orders.
• Diagnose and repair HVAC, plumbing, electrical, appliance, and mechanical systems.
• Inspect and maintain all buildings, equipment, common areas, amenities, and grounds.
• Ensure community appearance and curb appeal standards are maintained.
• Respond to emergency maintenance situations as needed.

Apartment Turns & Make-Readies

• Coordinate apartment turnovers and make-ready schedules.
• Conduct quality inspections of vacant homes.
• Ensure apartments are move-in ready and completed on schedule.
• Partner with leasing and management teams to minimize vacancy loss.

Preventive Maintenance & Asset Preservation

• Develop and oversee preventive maintenance programs.
• Monitor building systems and equipment performance.
• Assist with capital improvement projects and property upgrades.
• Support sustainability and environmental initiatives.
• Maintain compliance with safety and operational standards.

Vendor & Inventory Management

• Manage contractors, vendors, and service providers.
• Maintain inventory of maintenance supplies, equipment, and tools.
• Monitor project timelines, budgets, and vendor performance.
• Maintain organized and secure maintenance shops and storage areas.

Resident Service Excellence

• Deliver exceptional customer service to residents.
• Resolve maintenance concerns professionally and promptly.
• Build positive resident relationships that support retention goals.
• Partner with onsite management to create an outstanding resident experience.

Required Qualifications

• Minimum 2 years of experience as an Apartment Maintenance Supervisor, Service Manager, or maintenance leader within multifamily housing.

• Minimum 4 years of multifamily maintenance, apartment maintenance, facilities maintenance, building maintenance, or residential construction experience.

• Strong knowledge of:

• HVAC systems

• Electrical troubleshooting

• Plumbing repair

• Appliance repair

• Carpentry

• Drywall and painting

• Preventive maintenance

• Building systems

• Experience leading and developing maintenance teams.

• Experience managing apartment turns, make-readies, renovations, and capital projects.

• Strong communication, leadership, and organizational skills.

• Valid driver's license required.

• Reliable attendance and proven track record of dependability.

• Ability to participate in an on-call rotation.

Preferred Qualifications

• EPA Certification

• HVAC Certification

• Certified Pool Operator (CPO)

• CAMT (Certified Apartment Maintenance Technician)

• Experience with:

• Property management software platforms

• Experience in Class A, luxury, garden-style, or mid-rise apartment communities
