MAINTENANCE SUPERVISOR
Job Description:
The Maintenance Supervisor is responsible for managing and supervising all Maintenance functions and personnel. Maintain facility and premises equipment in clean, sanitary and safe condition. Maintain cost records, work to meet budget guidelines, and complete reports as required. Work well with other department heads and staff to ensure quality care and premises for the residents, family and the public.
Will defer all tasks or procedures involving exposure to visible blood contamination or reasonably anticipated blood contamination to those employees designated in the Exposure Control Plan to perform such tasks or procedures.
Essential Job Duties:
• Requires lifting, carrying, and moving of heavy objects with and without assistance. Must be able to lift, push and carry 40 pounds with 2 hands. Must also be able to lift, push and carry 20 pounds with 1 hand.
• Possess leadership qualities and be able to supervise and secure the cooperation of the environmental services staff.
• Have verbal and writing abilities necessary to communicate and work effectively with various levels of staff, residents, family members and the public.
• Must possess numerical ability necessary to make various computations in keeping work records and supply preparation.
• Maintain, repair, and service all facility equipment and furnishings as required.
• Must have valid Oklahoma driver's license.
• Must be able to read and understand technical and operations manuals, schematics, lay-outs, and blueprints when required.
• Must have a working knowledge of electrical and plumbing systems to the extent required.
• Must be on call and available in cases of emergency.
• Must maintain facility grounds and outside of building, etc.
• Must insure safe environment, including fire alarm system and interior and exterior passageways.
• Requires working in damp, wet, dusty, and dirty areas. Must work with various cleaning solvents and chemicals. Responsible for proper disposal of trash, waste, and other disposable products in compliance with applicable government regulations.
• Check all ladders, stairs, steps, etc., to insure safe condition.
• Insure all doors, windows, etc., are working properly.
• Paint and repair facilities, furnishings, etc., as necessary.
• Maintain control and proper repairs of all tools, machinery and equipment.
• Inspect and maintain fire alarms and equipment in proper operating condition.
• Insure all exits are properly marked and clear.
• Insure heating and air conditioning systems are functioning properly.
• Maintain laundry and kitchen equipment in proper operating condition.
• Insure outside grounds and buildings are maintained and kept neat, including lawn, shrubbery, flowers, walks, drives, etc.
• Insure all handrails, guardrails, etc., are in safe and proper condition.
• Periodically inspect, repair, and replace all defective electrical outlets, connectors, etc., as necessary.
• Responsible for pest control at facility.
• Insure that all flammable or toxic materials are properly labeled and stored in accordance with regulations.
Qualifications & Education:
• Able to perform the above functions safely and satisfactorily.
• To work with other employees and to use courtesy in relationships with residents.
• Must demonstrate a moderate level of computer literacy in order to use and access our systems and tools within our facilities to complete online tasks and documentation.
• Must be able to effectively communicate and interact professionally with staff and residents.
