SUMMARY:

Oversees and ensures the on-going maintenance of all corporate facilities.  Responsible for the effective and efficient coordination of all building systems’ preventative maintenance schedules, as well as development and implementation of facilities plans to support all projects.  Responsible for ongoing maintenance, cleaning, and repair of all credit union buildings and management of all related contracts. Acts as liaison between internal customers, contractors, suppliers, and executive management.  Responsible for developing and working within a corporate facilities budget.

SUPERVISORY RESPONSIBILITIES:

Responsible for the overall management and staffing of both general and technical facilities maintenance and repair including but not limited to interviewing, selecting, and hiring employees; scheduling, assigning, training, and directing work; evaluating performance; coaching, counseling, rewarding and disciplining employees; recommending employees for transfers, promotions, and terminations.

ESSENTIAL FUNCTIONS:

• Responsible for daily oversight of facilities maintenance and repairs, including development of work schedules, interviewing and hiring applicants, evaluating performance, and coaching, counseling, rewarding, and disciplining employees.
• Oversees the activities and expenses of the maintenance staff to ensure compliance with established policies and procedures.
• To effectively communicate and execute departmental projects and improve service/process quality.
• Develops and maintains relationships with contractors and vendors to ensure all credit union facilities are maintained and in excellent working condition.
• Continually evaluates performance of building systems and the maintenance team, and documents recommendations to the Construction & Facilities Manager as required.
• Ensures coordination with internal departments affected by construction and maintenance from planning through to completion of projects.
• Develops and maintains cost reports for each reporting position and project.
• Develops and maintains records of each project.
• Develops and maintains annual preventive maintenance plans and ensures completion of all scheduled preventive maintenance tasks.
• Ensures building plans are organized and maintained to reflect as built as well as changes made due to maintenance.
• Assists in obtaining the necessary care and maintenance of all branch facilities and equipment.
• Solicits and/or reviews bids from various vendors, as needed.
• Maintains an inventory of vendors, contractors, and contracts on various equipment throughout the credit union.
• Reviews and approves or rejects invoices presented for payment incurred for repairs and maintenance. 
• Assists in the design and building of various branch-associated projects.
• Prepares annual budget for Facilities maintenance, repair, and remodel construction.
• Coordinates facilities support of the credit union operations during and after any disaster, as required, as well as with disaster planning and recovery.
• Assists development and implementation of new processes or policies affecting U.S. facilities, maintenance and construction.
• Investigates and takes corrective actions necessary to resolve problems relating to areas of responsibility.
• Serves as a committee member on various committees or project teams, as needed.
• Responsible for compliance with all Federal regulations including Bank Secrecy Act (BSA) and Office of Foreign Assets Control (OFAC)
• Performs all other duties as assigned

KNOWLEDGE AND SKILLS:

Education:

• A two year college degree or (2) Completion of a specialized course of study at a business or trade school or (3) Completion of a specialized and extensive in-house training or apprenticeship program.            

Experience and Other Requirements:

• Five years to eight years of similar or related experience.

• Five years’ experience in commercial building facilities and maintenance management.

• Prior experience in contract management.
• Courtesy, tact, and diplomacy are essential elements of the job.  Work involves much personal contact with others inside and/or outside the organization for purposes of giving or obtaining information, building relationships, or soliciting cooperation.
• Ability to work on multiple tasks accurately and within required time constraints without direct supervision.
• Flexible and dependable.
• Knowledge in electrical, mechanical, structural, civil, architectural, security, fire prevention, acoustical and record management.
• Ability to read, interpret, and understand product and/or building specifications and blueprints.
• Valid driver’s license required with good driving record and reliable transportation.
• Good oral and written communication skills required.

Computer Skills:

• Use of personal PC required.
• Must be proficient in Microsoft Word, Excel, PowerPoint as well as use of internet and e-mail.

Certificates, Licenses and Registrations:

• Certified Facilities Professional designation from IFMA or Facilities Professional designation from BOMA preferred.
