    We are seeking a Maintenance Supervisor who can lead day-to-day building operations with confidence, accountability, and a true hospitality-first mindset. This is an opportunity to own a high-profile residential community with extensive amenities, complex building systems, and a discerning resident population.

    Compensation:

     

    The anticipated base salary range for this position is listed below. In addition to a competitive base salary, you will be eligible to receive discretionary bonus incentives and a union benefits package.

    • Anticipated base salary range: $100,000–$109,000 annually.
    • A rent-free, on-site apartment is provided.
    • This is a required live-in position. The selected candidate must make Fifteen Fifty their primary residence.
    • Basic utilities are included.
    • One parking space is provided.

     

    Actual base salary within the anticipated range will be determined by several components, including but not limited to the individual's experience, skills, qualifications, and market factors.

    What You’ll Do:

    TEAM LEADERSHIP AND TRAINING

    • Hire, train, coach, schedule, and supervise the maintenance, janitorial, and concierge teams supporting the 39-story luxury residential high-rise.
    • Lead daily operational huddles, safety meetings, technical training, and performance reviews.
    • Assign daily work based on resident needs, preventive maintenance priorities, inspections, apartment turnovers, and building conditions.
    • Build a culture of accountability, safety, professionalism, teamwork, and exceptional resident service.
    • Develop team members’ technical knowledge of high-rise building systems, emergency procedures, and service standards.

    HIGH-RISE BUILDING OPERATIONS

    • Direct the daily operation, inspection, maintenance, and repair of the building’s mechanical, electrical, plumbing, emergency power, and life-safety systems.
    • Monitor building conditions and equipment performance through the Building Management System and respond promptly to alarms, irregularities, and service interruptions.
    • Oversee the operation and maintenance of HVAC equipment, water-distribution systems, pumps, generators, fire and smoke-control panels, sprinkler risers, and emergency communication systems.
    • Manage preventive maintenance programs, required testing, apartment turnovers, janitorial schedules, and recurring building inspections.
    • Conduct daily walkthroughs of mechanical rooms, common areas, amenity spaces, residential floors, back-of-house areas, and the building exterior.
    • Coordinate elevator maintenance, shutdowns, inspections, and service interruptions with approved vendors and property management.
    • Maintain the appearance, cleanliness, safety, and operational readiness of the property in accordance with company and luxury-brand standards.
    • Track work-order performance, equipment conditions, preventive maintenance completion, inventory levels, and other key operating metrics.

    EMERGENCY AND ON-CALL MANAGEMENT

    • Maintain qualified 24-hour coverage for building emergencies and participate in the on-call rotation as required.
    • Lead the response to floods, power outages, equipment failures, fire and life-safety alarms, elevator disruptions, and other urgent high-rise conditions.
    • Coordinate employees, vendors, emergency responders, and property leadership during after-hours incidents.
    • Protect residents, employees, and building assets by ensuring emergencies are addressed immediately, safely, and in accordance with established protocols.
    • Document incidents, identify root causes, and implement appropriate corrective and preventive actions.

    RESIDENT SERVICE AND FOLLOW-UP

    • Ensure resident service requests are properly documented, assigned, completed accurately, and closed within established service standards.
    • Resolve escalated maintenance concerns with urgency, empathy, professionalism, and consistent follow-through.
    • Oversee move-in inspections, resident orientations, service follow-ups, and satisfaction surveys.
    • Partner with the concierge and leasing teams to deliver a polished and responsive resident experience.

    VENDOR AND BUDGET OVERSIGHT

    • Manage maintenance and operating budgets, approve authorized purchases, forecast inventory needs, and monitor expenses.
    • Select and oversee qualified vendors responsible for servicing complex high-rise building systems.
    • Review contracts, proposals, insurance documents, work permits, and vendor performance.
    • Confirm that vendor and contractor work complies with building policies, manufacturer requirements, safety standards, applicable codes, and quality expectations.
    • Recommend equipment repairs, replacements, and capital improvements based on system performance and building needs.

    ADMINISTRATION AND COMPLIANCE

    • Maintain accurate payroll, scheduling, attendance, training, inspection, incident, and maintenance records.
    • Keep preventive maintenance logs, equipment documentation, permits, certifications, and compliance records current and inspection-ready.
    • Develop and maintain standard operating procedures, emergency-response plans, onboarding materials, and technical reference documents.
    • Ensure employees and contractors comply with building access, safety, security, and work-control procedures.

    CROSS-FUNCTIONAL LEADERSHIP

    • Work closely with property management, leasing, concierge, security, and lifestyle teams to coordinate daily operations.
    • Align teams on apartment readiness, amenity operations, resident events, service recovery, and VIP needs.
    • Represent building operations during capital-planning meetings, project walkthroughs, regulatory inspections, and ownership meetings.
    • Lead projects that improve building-system reliability, energy efficiency, safety, service quality, and team performance.
    • Serve as the on-site operational leader in the General Manager’s absence.

     

    Qualifications:
    • 5 years of maintenance leadership experience in a multifamily high-rise residential or high-rise hospitality property, including at least 3 years directly supervising a maintenance team.
    • Direct experience operating and maintaining the mechanical, electrical, plumbing, emergency power, and life-safety systems of a high-rise building.
    • Strong working knowledge of life-safety systems, including:
      • Fire and smoke-control panels
      • AOR and ERRCS systems
      • Emergency generators and associated diesel-fuel systems
      • Fire pumps and jockey pumps
      • Sprinkler riser systems
    • Strong working knowledge of commercial plumbing systems, including:
      • Sewage ejectors
      • Domestic-water booster systems
      • Commercial domestic hot-water heating systems
      • Circulation pumps
      • Pressure-reducing valves
      • Backflow-prevention devices
      • Domestic-water risers and lateral supply lines
      • Waste and vent systems
    • Strong electrical knowledge, including:
      • Emergency power systems
      • Electrical plans and single-line diagrams
      • Single-phase and three-phase electrical systems
      • Residential and commercial building voltages, including 110/120V, 208V, 220/240V, 277V, and 460/480V
    • EPA or HVAC certification.
    • Ability to diagnose building-system issues, coordinate repairs, and provide technical direction to employees, vendors, and contractors.
    • Proven ability to manage multiple priorities, remain composed during emergencies, and deliver exceptional resident service.

    PREFERRED QUALIFICATIONS

    • San Francisco Fire and Safety Director certification. The company may sponsor the selected candidate to obtain this certification, if needed.
    • Experience operating and maintaining a greywater system.
