    The Harrison Apartments is seeking an experienced Maintenance Supervisor to lead day-to-day maintenance operations at our multifamily community in Louisville, KY. This is an excellent opportunity for a hands-on maintenance professional with strong HVAC skills who is ready to step into a leadership role with a stable, growing organization.

    Required Qualifications:

    • High school diploma or GED
    • Minimum 2 years of multifamily maintenance experience
    • Strong HVAC experience required
      • EPA Certification (Type II or Universal) required
      • HVAC installs required for this role
    • Proficiency in electrical, plumbing, HVAC, carpentry, and general building systems
    • Pool maintenance experience preferred; CPO certification a plus
    • Ability to participate in an after-hours/on-call rotation
    • Basic hand tools and reliable transportation required
    • Strong communication skills with residents, team members, and vendors
    • Ability to work outdoors and walk the property regularly in all weather conditions

    Key Responsibilities:

    • Oversee maintenance operations for buildings, grounds, and amenities
    • Ensure compliance with safety standards, OSHA, EPA, and Fair Housing regulations
    • Complete service requests and unit turns in a timely and efficient manner
    • Respond promptly to maintenance issues, including after-hours emergencies
    • Assist with hiring, training, and supervising maintenance and grounds staff
    • Schedule and oversee work performed by vendors and contractors
    • Maintain inventory levels and assist with budget adherence
    • Deliver excellent customer service to residents and team members
