Maintenance Supervisor

The Harrison Apartments is seeking an experienced Maintenance Supervisor to lead day-to-day maintenance operations at our multifamily community in Louisville, KY. This is an excellent opportunity for a hands-on maintenance professional with strong HVAC skills who is ready to step into a leadership role with a stable, growing organization.

Required Qualifications:
- High school diploma or GED
- Minimum 2 years of multifamily maintenance experience
- Strong HVAC experience required
- EPA Certification (Type II or Universal) required
- HVAC installs required for this role
- Proficiency in electrical, plumbing, HVAC, carpentry, and general building systems
- Pool maintenance experience preferred; CPO certification a plus
- Ability to participate in an after-hours/on-call rotation
- Basic hand tools and reliable transportation required
- Strong communication skills with residents, team members, and vendors
- Ability to work outdoors and walk the property regularly in all weather conditions
Key Responsibilities:
- Oversee maintenance operations for buildings, grounds, and amenities
- Ensure compliance with safety standards, OSHA, EPA, and Fair Housing regulations
- Complete service requests and unit turns in a timely and efficient manner
- Respond promptly to maintenance issues, including after-hours emergencies
- Assist with hiring, training, and supervising maintenance and grounds staff
- Schedule and oversee work performed by vendors and contractors
- Maintain inventory levels and assist with budget adherence
- Deliver excellent customer service to residents and team members
