About the opportunityWinnCompanies is looking for a Maintenance Supervisor II to join our team at ABCD Portfolio, a 143-units elderly, affordable housing community squatted in 3 sites located in Roxbury, Dorchester and Mattapan, MA.In this role, you will oversee the maintenance operations of the properties, supervise maintenance staff at the property, perform maintenance functions, and ensure that the physical condition of the properties satisfies ownership and management objectives.Please note that the pay range for this position is $32.00 - $39.00 per hour, depending on experience.Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM. This position will be responsible for participating in a rotating on-call schedule every other week for a 7-day period.Responsibilities:

Lead and supervise maintenance team members, ensuring high-quality work, productivity, and exceptional resident service.Recruit, train, coach, and develop maintenance staff while promoting safe work practices and accountability.Oversee service requests, work orders, staff schedules, and vendor activities to ensure timely completion of maintenance projects.Manage preventive maintenance programs, building inspections, unit inspections, and curb appeal initiatives to preserve the property's physical assets.Perform and coordinate maintenance repairs, including HVAC, plumbing, electrical, appliance, carpentry, and general building systems.Review property inspection findings, obtain contractor bids, and assist with capital improvement and maintenance projects.Participate in the on-call rotation and respond to after-hours maintenance emergencies as needed.

Requirements:

High school diploma or GED equivalent required.3-5 years of apartment, property, facilities, or building maintenance experience, including HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.1-3 years of supervisory, leadership, or team management experience.A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.Prior experience with Nspire is required.CAMT (Certified Apartment Maintenance Technician) certification preferred or required, as applicable.Proficiency with Microsoft Office and other computer-based systems for work order management, reporting, and documentation.Strong customer service, communication, and leadership skills, with the ability to work effectively with diverse residents, team members, and vendors.Availability to participate in an on-call rotation and respond to emergency maintenance needs.

Preferred Qualifications:

Vocational, trade school, or technical training.HVAC, asbestos, lead-based paint, EPA, or other industry-related certifications.Experience supervising maintenance operations in multifamily housing, affordable housing, or residential communities.
