About the OpportunityWinnCompanies is searching for a Maintenance Supervisor II to join our team at Lofts at Globe Mill, a 149-unit affordable housing community located in Utica, NY.In this role, you will lead the maintenance operations of a multifamily residential community, supervising maintenance staff while ensuring the property remains safe, well-maintained, and compliant with company standards. This position combines hands-on maintenance expertise with team leadership, preventive maintenance planning, and vendor management.Please note that the pay range for this position is $27.00 - $29.00 per hour, depending on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM.Responsibilities:

Lead and supervise maintenance team members, ensuring high-quality work, productivity, and exceptional resident service.Recruit, train, coach, and develop maintenance staff while promoting safe work practices and accountability.Oversee service requests, work orders, staff schedules, and vendor activities to ensure timely completion of maintenance projects.Manage preventive maintenance programs, building inspections, unit inspections, and curb appeal initiatives to preserve the property's physical assets.Perform and coordinate maintenance repairs, including HVAC, plumbing, electrical, appliance, carpentry, and general building systems.Review property inspection findings, obtain contractor bids, and assist with capital improvement and maintenance projects.Participate in the on-call rotation and respond to after-hours maintenance emergencies as needed.

Requirements:

High school diploma or GED equivalent required.3-5 years of apartment, property, facilities, or building maintenance experience, including HVAC, plumbing, electrical systems, appliance repair, and general building maintenance.1-3 years of supervisory, leadership, or team management experience.CAMT (Certified Apartment Maintenance Technician) certification preferred or required, as applicable.Proficiency with Microsoft Office and other computer-based systems for work order management, reporting, and documentation.Strong customer service, communication, and leadership skills, with the ability to work effectively with diverse residents, team members, and vendors.Availability to participate in an on-call rotation and respond to emergency maintenance needs.

Preferred Qualifications:

Vocational, trade school, or technical training.HVAC, asbestos, lead-based paint, EPA, or other industry-related certifications.Experience supervising maintenance operations in multifamily housing, affordable housing, or residential communities.
