As the Maintenance Supervisor, you will oversee the physical assets of the community, supervise maintenance staff, coordinate preventative maintenance programs, manage apartment make-readies, and ensure the property is maintained to the highest standards.

Key Responsibilities

• Supervise, schedule, and direct daily maintenance operations and maintenance staff
• Coordinate and respond to resident service requests and maintenance needs
• Oversee apartment make-readies and ensure timely preparation of vacant units
• Perform and manage preventative maintenance programs
• Identify, address, and correct hazardous conditions throughout the community
• Coordinate safety training and skills development for maintenance personnel
• Monitor inventory levels and order maintenance supplies as needed
• Manage maintenance expenses and assist with budget oversight
• Support capital improvement, renovation, and rehabilitation projects
• Maintain community appearance and ensure luxury property standards are consistently met
• Participate in the on-call rotation and respond to after-hours emergencies as needed

Qualifications

• Previous maintenance supervisory experience required
• Minimum of 5 years of maintenance experience in multifamily housing, commercial, industrial, or institutional facilities
• EPA Universal Certification or HVAC Certification preferred
• Strong working knowledge of:
  • HVAC systems and troubleshooting
  • Plumbing
  • Electrical systems
  • Appliance repair
  • Carpentry
  • Refrigeration
  • Irrigation systems
• Strong leadership, organizational, and problem-solving skills
• Self-motivated with exceptional attention to detail
• Ability to motivate, train, and develop maintenance team members
• Must be available to participate in an on-call rotation to support our 24-hour emergency maintenance program
