    Reports To: Director of Operations

    Position Summary

    The Maintenance Supervisor is responsible for providing comprehensive maintenance services for both Greenwood Middle School and Greenwood High School. This position ensures that all facilities and building systems are maintained in a safe, clean, attractive, and fully operational condition to support student learning, staff productivity, and community use of district facilities.

    The individual performs preventive maintenance, inspections, troubleshooting, repairs, and emergency response for two campuses while working collaboratively with administrators, custodial staff, contractors, and the district Operations Department.

    Essential Duties and Responsibilities

    • Perform preventive and corrective maintenance on HVAC, plumbing, electrical, mechanical, and building systems.
    • Inspect both campuses regularly to identify maintenance needs and safety concerns.
    • Troubleshoot and repair building equipment, fixtures, furniture, doors, windows, locks, ceilings, flooring, and other facility components.
    • Perform carpentry, drywall, painting, masonry, and minor roofing repairs as needed.
    • Maintain boilers, air handling units, pumps, lighting systems, water heaters, and other mechanical equipment.
    • Complete work orders efficiently and maintain accurate maintenance records.
    • Respond promptly to emergency maintenance situations during school hours, after-hours events, and weather-related incidents.
    • Assist with setup and teardown for athletic events, concerts, graduations, testing, school functions, and community events held at either campus.
    • Maintain sidewalks, parking lots, athletic facilities, playground areas, and exterior grounds, including snow and ice removal when necessary.
    • Operate district vehicles, lifts, power tools, and maintenance equipment safely and efficiently.
    • Monitor inventory of maintenance supplies and recommend replacement materials or equipment.
    • Coordinate with outside contractors and Director of Operations on maintenance and capital improvement projects.
    • Ensure compliance with district policies, OSHA regulations, fire codes, and applicable building codes.
    • Maintain a professional, positive working relationship with students, staff, administrators, and community members.
    • Assist custodial staff with facility-related issues when needed.
    • Travel between Greenwood Middle School and Greenwood High School throughout the workday as operational needs require.
    • Perform other duties as assigned by the Director of Operations.

    Qualifications

    • High school diploma or GED required.
    • Three years of experience in commercial, industrial, or institutional building maintenance preferred.
    • Working knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems.
    • Ability to diagnose maintenance problems and complete repairs independently.
    • Experience operating maintenance equipment and power tools safely.
    • Basic computer skills for work order and maintenance management systems.
    • Valid drivers license with an acceptable driving record.
    • Ability to successfully complete required background checks.

    Physical Requirements

    • Frequently lift, carry, push, and pull up to 50 pounds; occasionally lift more with assistance.
    • Climb ladders, work on rooftops, and access mechanical spaces.
    • Stand, walk, bend, kneel, crouch, crawl, and reach for extended periods.
    • Work indoors and outdoors in varying weather conditions.
    • Occasionally work evenings, weekends, and emergency call-in situations.

    Working Conditions

    The Maintenance Supervisor works throughout Greenwood Middle School and Greenwood High School in classrooms, offices, cafeterias, gymnasiums, athletic facilities, mechanical rooms, rooftops, and outdoor grounds. The position requires travel between campuses and may involve exposure to noise, dust, chemicals, temperature extremes, and mechanical equipment while following all established safety procedures.
