Benefits That Matter:
The Maintenance Supervisor- BTR leads the engineering department and all facilities personnel for a community. They oversee the daily facility and maintenance operations of the community , including administering work orders, preventative maintenance tasks, proper groundskeeping, maintenance supply ordering, etc.
What You Will Do:Leadership and Staff Management:
Lead the daily maintenance function for the community, ensuring maintenance team members and onsite support resources are aligned, productive, and focused on service quality, safety, and operational excellence.
Provide day-to-day direction, coaching, training, and performance feedback to maintenance technicians, porters, housekeepers, and other assigned or functionally supported facilities personnel.
Establish clear expectations for work quality, response times, resident service, safety practices, communication standards, and follow-through across all maintenance-related work.
Prioritize team workload based on urgency, resident impact, occupancy schedules, preventative maintenance requirements, operating risk, and business needs.
Identify performance gaps, training needs, workflow challenges, and staffing concerns, and partner with community leadership to address issues timely and effectively.
Serve as the primary onsite maintenance resource for escalated facilities issues, providing technical guidance, troubleshooting support, and practical solutions to resolve complex maintenance concerns.
Work Order Management and Resident Service
Own the work order process for the community, ensuring requests are reviewed, prioritized, assigned, completed, documented, and closed in accordance with company expectations.
Monitor work order volume, completion timelines, recurring issues, service quality, and resident-impacting trends to improve responsiveness and prevent repeat maintenance concerns.
Make sound decisions regarding repair approach, escalation needs, parts or materials required, vendor involvement, and resident communication based on the nature and urgency of each request.
Ensure maintenance requests are completed with a high level of professionalism, quality, cleanliness, and respect for the resident experience.
Partner with the Community Manager and onsite team to address resident concerns, recurring maintenance issues, move-in readiness concerns, and service recovery opportunities.
Maintain accurate work order documentation, service records, completion notes, and reporting to support transparency, accountability, and operational follow-up.
Preventative Maintenance, Repairs, and Facilities Operations
Lead the execution of the community’s preventative maintenance program, ensuring recurring inspections, service tasks, equipment checks, and routine maintenance activities are completed consistently and documented appropriately.
Perform and oversee maintenance repairs across building systems, homes, amenities, grounds, and common areas, including work related to HVAC, plumbing, electrical, appliances, irrigation, lighting, locks, doors, windows, gates, fences, railings, flooring, cabinets, roofing, and other interior and exterior components.
Diagnose maintenance issues, determine appropriate corrective action, and complete or assign repairs based on technical complexity, safety considerations, available resources, cost, and urgency.
Conduct regular property walks and facilities assessments to identify maintenance needs, safety concerns, curb appeal opportunities, deferred maintenance risks, and potential capital needs.
Plan and schedule repair work in a manner that minimizes resident disruption, supports operational priorities, and maintains the overall quality and presentation of the community.
Ensure tools, equipment, maintenance shops, storage areas, and workspaces are organized, safe, properly maintained, and ready to support efficient operations.
Inspections, Safety, and Compliance
Inspect building systems, homes, amenities, life safety equipment, grounds, and common areas to ensure conditions meet company standards, health and safety expectations, and applicable requirements.
Oversee inspections and coordination of repairs for fire life safety systems, mechanical systems, electrical systems, plumbing systems, HVAC systems, and other building infrastructure.
Identify potential safety risks, maintenance deficiencies, code-related concerns, warranty issues, and operational vulnerabilities, and take appropriate action to resolve or escalate them.
Promote and enforce safe work practices, proper use of personal protective equipment, and responsible operation of tools, equipment, chemicals, and maintenance materials.
Ensure maintenance operations comply with company policies, procedures, documentation expectations, and applicable legal, safety, and operational requirements.
Support emergency response, after-hours needs, severe weather preparation, incident response, and business continuity efforts as needed.
Vendor, Warranty, and Third-Party Oversight
Coordinate, oversee, and verify the quality of third-party vendor work performed onsite, ensuring services are completed safely, accurately, timely, and in accordance with agreed-upon scope.
Evaluate when vendor support is needed based on technical complexity, workload, safety, licensing requirements, warranty coverage, cost, and operational impact.
Review vendor work for completion, quality, cleanliness, resident impact, and alignment with community standards before approving or escalating concerns.
Manage warranty-related maintenance needs by identifying eligible items, coordinating vendor or builder follow-up, tracking completion, and ensuring issues are resolved appropriately.
Partner with community leadership to communicate vendor needs, recurring issues, project status, access requirements, scheduling constraints, and cost considerations.
Budgeting, Inventory, and Cost Management
Support the development, management, and execution of the maintenance department budget, including repairs, supplies, equipment, contracted services, preventative maintenance, make-ready needs, and capital-related work.
Estimate maintenance and repair costs by evaluating labor, materials, vendor pricing, urgency, scope, and long-term value.
Make cost-conscious decisions that balance resident experience, asset preservation, safety, quality, and budget discipline.
Maintain inventory controls for parts, tools, supplies, equipment, and materials to ensure the team has what is needed while minimizing waste, over-ordering, and unnecessary expense.
Use preventative maintenance systems and inspection processes to identify issues early, reduce unexpected repair costs, and improve the reliability of community assets.
Assist with capital planning by identifying recurring repair trends, asset condition concerns, replacement needs, and maintenance risks that may require future investment.
Standards, Quality, and Resident Experience
Uphold Core’s brand standards by ensuring homes, grounds, amenities, common areas, maintenance spaces, and resident-facing areas are maintained in a clean, safe, functional, and visually appealing condition.
Ensure maintenance work supports the overall resident experience by addressing issues promptly, communicating professionally, and maintaining a strong sense of ownership over community presentation.
Partner with onsite leadership to support property performance, resident satisfaction, occupancy readiness, and operational consistency.
Identify opportunities to improve maintenance processes, reduce recurring issues, increase efficiency, enhance service quality, and strengthen team execution.

Other Responsibilities
Participate in the on-call rotation and respond to emergency maintenance needs as required.
Work additional hours, including evenings, weekends, holidays, or overtime, when business needs, emergencies, occupancy deadlines, or operational priorities require.
