Position Summary:The Maintenance Planning and Scheduling Specialist performs monitoring, database management, and scheduling functions related to the maintenance, repair, replacement, renewal, and renovation of owned and leased university facilities and equipment and associated systems using the university-provided computerized maintenance management system (CMMS), spreadsheets, or other database/reporting programs. Supports contract administration with vendors providing services to the University across all local and regional campuses.Position Key Accountabilities:Provides appropriate management of the work order and preventative maintenance (PM) CMMS programsand associated databases and documentation related to work being planned and scheduled such as ComputerAssisted Design (CAD) drawings, maintenance task checklists, vibration reports, air balance reports, recordeddata logging and charts, operational parameters and adjustment guidelines, product data, Material Safety DataSheet (MSDS) information, and special safety precautions.Oversees the preparation and distribution of scheduled projects, preventative maintenance, and workorders. Distributes work appropriately for trade specific requests.Researches and records manufacturer''s recommended preventative maintenance (PM) programs andschedules for the university owned and maintained equipment and systems.Analyzes and discusses the data collected through the CMMS and other means with applicable teammembers to assess the need for resources such as equipment, materials, and manpower.Guides and trains Facilities personnel and customers in the use of the CMMS software, compiling of PMreports, and the efficient application of resources to efficiently accomplish preventative maintenance workthroughout the campus.Assists with monitoring of all campus-wide physical plant contracts including environmental services, landscaping and grounds, waste management, pest control, and other physical plant related services.Prepares cost estimates and purchase requests related to the repair and/or replacement of equipmentand/or systems including materials, specialty tools, and labor. Develops work schedules, set priorities,forecasts manpower, and estimated time of completion.Performs daily maintenance of and adjustments to the CMMS database (equipment, PM schedules, usersand their roles, buildings, crafts, and other application codes). Reviews drawings (CAD, Visio, PDF) and other documentation provided by the project management team and designing engineers to compile new equipment data and associated PM requirements related to new construction and retrofit projects.Required to carry a university communication device as assigned and respond to calls during normal business hours.Performs other duties as assigned.Certification/Skills: Microsoft Office Suite AutoCAD Computerized Maintenance Management Systems Work may involve handling biohazardous, chemical, and radiological materials, as well as operating associated equipment. Required safety training and appropriate engineering and administrative controls including the use of personal protective equipment must be followed. Certified Educational Facilities Professional (CEFP) by Association of Physical Plant Administrators (APPA) preferredMinimum Education:Bachelor''s Degree in Construction, Engineering, or related field requiredMinimum Experience:2 years of facilities or related building operations and/or maintenance role requiredPhysical Requirements:Exerts up to 50 pounds of force occasionally and/or up to 20 pounds frequently and/or up to 10 pounds constantly to move objects.Security Sensitive:This position is a security-sensitive position pursuant to Texas Education Code §51.215 and Texas Government Code §411.094. To the extent that a position requires the holder to research, work on, or have access to critical infrastructure as defined in Texas Business and Commerce Code §117.001(2), the ability to maintain the security or integrity of the infrastructure is a minimum qualification to be hired for and to continue to be employed in that position.
