PURPOSE
Under the direction and supervision of the Director of Facilities, the Maintenance Manager oversees the daily operations, maintenance repair, and safety of school district buildings, grounds, and physical assets. This position is responsible for ensuring an uninterrupted clean, safe and comfortable learning environment for students and staff, while supervising maintenance personnel. The Maintenance Manager will be required to take direction and work intuitively to support the completion of the District's goals and objectives in a professional manner.
TERMS OF EMPLOYMENT
Reports to: Director of Facilities
Duration: 260 days (12 months)
Evaluation: Performance will be evaluated annually.
ESSENTIAL JOB FUNCTIONS
- Maintain the cleanliness and safety of the building and grounds in all respects.
- Provide leadership in daily department operations.
- Assist in the recruitment, hiring, and onboarding of maintenance personnel.
- Complete repairs and preventative maintenance as required, such as lubricating motors and bearings, and cleaning fans and filters.
- Perform general maintenance duties such as painting and replacing light bulbs.
- Capable of performing duties in carpentry, plumbing, masonry, electrical, painting, grounds, upkeep of playground equipment, vehicle maintenance, snow plowing, snow removal, welding.
Building Operations & HVAC
- Oversee and perform preventative maintenance and routine repairs on HVAC systems, boilers, univents, air handlers, plumbing, electrical fixtures and swimming pool equipment.
- Conduct regular building inspections to verify standards of cleanliness, sanitation, structural integrity, and proper climate control.
- Utilize work order management systems to receive, prioritize, assign and track completion of maintenance tasks.
- Coordinate and inspect the work of external contractors and vendors for specialized repairs or maintenance projects.
Event Support & Groundskeeping
- Supervise and participate in grounds maintenance, including lawn care, bush pruning, weed removal, and playground hazardous inspections.
- Manage snow and ice removal from walkways, driveways, parking areas, and building entrances.
- Maintain and set up sport fields for events and activities.
- Provide full custodial and operational support during special events, participating in setting up and removing furniture and equipment as needed.
- Inspect school grounds and parking lots to ensure that they are free of hazards.
Safety & Administrative Duties
- Oversee building security by locking and unlocking facilities, checking entry points, and maintaining alarm system operational readiness.
- Remain on-call on evenings and/or weekends for emergency responses regarding facility issues, severe weather, or system failures.
- Maintain preventative maintenance logs or other records as required.
- Identify and report dangerous, unsafe, unsecured, and unsightly conditions to superiors.
- Assist in the development of the department-wide budget.
- Responsible for the scheduling deliveries to, from, and between district facilities.
- Responsible for maintaining and improving programs for preventive and normal routine maintenance and repair of HVAC, plumbing, and electrical systems, and equipment.
- Responsible for inspection of roofs and paving and submitting reports.
Supervisory Duties
- Demonstrated experience supervising, directing, and evaluating maintenance, custodial, grounds, and/or facilities personnel.
- Ability to recruit, train, coach, assign, and evaluate employees to ensure effective department operations.
- Ability to establish daily, weekly, and seasonal work schedules based on operational priorities and staffing needs.
- Experience assigning work orders and monitoring employee productivity, quality of work, and completion timelines.
- Ability to provide clear direction, establish performance expectations, and hold employees accountable for assigned responsibilities.
- Ability to address employee performance issues, attendance concerns, workplace conflicts, and disciplinary matters in accordance with district policies and applicable labor agreements.
- Ability to foster a professional, respectful, and safety-focused work environment.
- Experience coordinating staffing and resources during emergencies, severe weather, building failures, and other urgent situations.
- Ability to identify training needs and provide or coordinate professional development and safety training for maintenance staff.
- Ability to delegate responsibilities effectively while maintaining accountability for department performance.
- Ability to conduct employee performance evaluations and provide constructive feedback and performance improvement guidance.
- Ability to communicate effectively with employees, administrators, school principals, contractors, vendors, and other stakeholders.
- Ability to interpret and consistently apply district policies, procedures, safety requirements, and applicable collective bargaining agreements.
- Ability to manage multiple teams, projects, and priorities across multiple facilities while maintaining service standards.
- Ability to maintain accurate records related to staffing, work assignments, attendance, training, performance, and departmental activities.
Perform miscellaneous duties as assigned to support the operations of the School District of Cudahy.
KEY COMPETENCIES
- Must have knowledge of requirements for maintaining District buildings in a safe, clean, and orderly condition.
- Must be familiar with building maintenance, floor care processes, and the use of common hand and power tools.
- Must have knowledge of health and safety precautions, and appropriate storage, handling, and use of hazardous materials.
- Ability to evaluate the effectiveness of various supplies and equipment.
- Ability to communicate clearly and effectively in a pleasant, tactful, and professional manner.

QUALIFICATIONS
- Education: High school diploma or equivalent required; associate or bachelor's degree in facilities management, construction management, or related field preferred.
- Experience: Minimum of 2 years experience in a maintenance related position. Two or more years of supervisory experience is preferred.
- Must possess a valid State of Wisconsin driver''s license with a good driving record.
- Additional vocational or technical training is highly desired, including certifications in roofing, construction, carpentry, boiler operation, pool operation, or locksmithing.
PHYSICAL & MENTAL DEMANDS
- Must have full range of motion to stand, sit, kneel, carry, and reach for an extended period of time.
- Must be able to lift a forty (40) pound weight overhead, unassisted, and lift and carry objects weighing up to 75 pounds.
- Must be able to work in confined spaces or elevated positions (scaffolds, extension ladders) in all types of weather and for extended periods of time.
- Occasionally operate a computer, printer, copier, and other standard office equipment.
- Vocal communication is required for expressing or exchanging ideas by means of the spoken word and conveying detailed or important instructions.
- Hearing is required to perceive information at normal spoken word levels and to receive detailed information.
- Must be able to follow safety practices at all times and maintain emotional control under stress.
- Ability to maintain concentration and focus on tasks.
WORKING CONDITIONS
- Work will take place in a variety of locations, including indoor and outdoor environments.
- Shifts and hours change from time to time in order to ensure proper school system operation, and the employee must be on-call for emergencies during off time.
- Additional occasional evening or weekend hours may be required to support special events, emergency responses, or seasonal maintenance needs.
- Travel between district buildings will be required.
- The employee shall remain free from the use of alcohol or illegal substances in the workplace, in compliance with Policy 3122.01, throughout their employment with the District.
- Reliable attendance is required.
