Position Overview
The Maintenance Manager is responsible for overseeing all maintenance operations within the community. This includes the building interior and exterior, grounds, parking areas, and preventative maintenance programs.
This role works closely with the Operations and Administration Director and the Director of Maintenance at the Home Office to ensure high standards are consistently met.
You will also serve as a key leader in emergency preparedness, hazard communication, and safety compliance.
What You'll Do
Community Maintenance
Perform and oversee daily building inspections
Monitor and complete maintenance requests promptly
Execute preventative maintenance programs year-round
Perform repairs including electrical, plumbing, HVAC, carpentry, painting, flooring, landscaping, and general repairs
Maintain mechanical rooms in safe, functional condition
Coordinate and manage outside vendors and service providers
Order parts, tools, and supplies as needed
Respond to emergency maintenance situations, including on-call duties
Assist with capital improvement projects
Manage maintenance budgets and inventory levels
Leadership Responsibilities
Oversee Maintenance Technician and Housekeeping teams:
New hire orientation and ongoing training
Monthly scheduling
Deep cleaning schedules and suite services
Routine suite cleaning audits
Quality assurance inspections
Ensuring adherence to maintenance and housekeeping standards
Oversee Bus Driver operations:
Compliance with inspection, insurance, cleaning, and maintenance requirements
Ensure driving approvals are completed
Maintain efficient transportation scheduling
Safety & Compliance
Conduct monthly fire and missing resident drills
Support emergency and disaster response procedures
Maintain Hazard Communication program, including chemical inventory and Safety Data Sheets
Ensure compliance with all applicable state or provincial regulations
Qualifications
High school diploma or equivalent
Minimum 2 years of verifiable hands-on maintenance experience (plumbing, electrical, HVAC, carpentry, etc.)
Experience safely operating tools such as circular saws, power drills, grinders, trimmers, floor cleaners, carpet machines, paint sprayers, drain cleaners, chain saws, and key machines
Strong verbal and written communication skills in English
Ability to meet state or provincial health requirements
Maintain required certifications as applicable
