Role OverviewBNE Real Estate Group is seeking an experienced Maintenance Manager (onsite/live-on position) to act as the operational leader for the community's daily maintenance function, ensuring the asset consistently meets ownership and management objectives. In this role, you will:Direct and perform day-to-day maintenance operations and allocate workload across the teamPrioritize, track, and close work orders; support unit turns, emergency response, and preventative maintenanceCoordinate materials, tools, and inventory flow; oversee vendors, bids, and quality standardsProtect resident relations through timely communication and resolution, including appliance repair as neededDrive performance management of staff through scheduling, coaching, documentation, and accountabilityRequired qualifications/skills:High school diploma or equivalent3+ years' experience in property managementStrong interpersonal skills; strong verbal skills; strong customer service orientationProficient in computer programs, including Microsoft Office and YardiAbility to work with minimal supervision; well organized with excellent time management skillsAn in-depth knowledge of all rules, regulations and laws regarding property managementMaintain regular and punctual attendanceWork overtime hours as required to complete assignments/projects; travel overnight as requiredWork in cold/hot/dusty/loud environmentComply with all company policies and procedures; professional imageMaintenanceDirect the maintenance work of all maintenance employeesAllocate and perform the necessary workload amongst all maintenance employeesDetermine the type of materials, supplies, machinery, equipment and tools to be used, bought, and stockedManage the flow and distribution of all materials and suppliesSupervise and perform when necessary, the completion of assigned maintenance service requests in a timely mannerComplete a daily inspection of the propertyPerform maintenance work/tasks that can affect business operations including emergency repairs and turnoversPerform maintenance work/tasks that can have a significant financial impact including emergency repairs, turnovers, and capital expenditure projectsProvide expert advice on the annual budget and capital expenditure projects to managementDocument any leaks, damage, debris and security issuesDocument any maintenance concerns on available apartments, models, amenity spaces, and/or common areasPlan and coordinate the preventative maintenance programPlan and coordinate annual property inspectionsInspect the quality of market ready apartmentsObtain and negotiate maintenance bids on behalf of managementCoordinate the move-in and move-outs of all residents including scheduling and performing apartment inspections and resident orientationsSupervise the work of 3rd party vendors and contractorsMaintain excellent customer service with the residents and building staffParticipate in the emergency on-call program AdministrativePrepare and implement procedures and systems to ensure orderly, efficient workflow.Ensure all administrative paperwork is accurate, complete and submitted on a timely basis Resident RetentionRespond and resolve resident concerns, complaints and requests in a timely manner to ensure resident satisfactionEnsure the distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.).Ensure proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.). Personnel ManagementHandle employee complaints and grievancesConsistently use successful techniques to screen, hire, orient and train new personnelEnsure efficiency of staff through ongoing training, instruction, counseling and leadershipPlan weekly/daily office staff schedules and assignmentsAdminister action plans consistently, and on a timely basis regarding performance problems. CompensationCompetitive is reflective of a $70-75,000 annual salary (based on experience), bonus eligible and includes a unit.
