UTILITY WORKER - HVAC MAINTENANCE IV

GENERAL PURPOSE OF THE POSITION Under the supervision of the Supervisors of Facilities and the Manager of Facilities, the HVAC utility worker assists and performs preventative maintenance (changes filters, greases motors & bearings, changes belts, cleans coils, paints exterior cabinets) and minor repairs on all HVAC units, boilers, refrigeration equipment and other related equipment.

ESSENTIAL DUTIES AND RESPONSIBILITIES OF THE POSITION

  1. Uses the appropriate tools and equipment to ensure ongoing preventative maintenance on all HVAC units, boilers, refrigeration equipment, and other related equipment.
  2. Primarily performs maintenance duties in the HVAC Trade but will be required, on occasion, to assist with maintenance duties including but not limited to electrical, electronics, plumbing, painting, roofing, carpentry, moving, and hauling.
  3. Keeps logs on preventative maintenance and filter changes.
  4. Has the ability to inspect for refrigeration leaks and to report to supervisor.
  5. Has basic electrical skills, knowledge, and ability to operate test equipment.
  6. Has the ability to operate Computerized Energy Management Systems / Building Automation Systems.
  7. Advises supervisor of equipment failures and problems.
  8. Has the ability to work independently or with little supervision.
  9. Able to lift 100 pounds unassisted.
  10. Able to work in all conditions including heights and temperature changes.
  11. Is able to work a flexible schedule as needed, including responding to after-hours emergency calls.
  12. Reacts to change productively and performs other duties as assigned.
  13. Maintains regular, on-time attendance. MINIMUM REQUIREMENTS OF THE POSITION
  14. Has graduated from high school or has equivalent reading and mathematics skills.
  15. Preferred - vocational education or equivalent experience in the preventative maintenance of HVAC units, boilers, refrigeration equipment, and related equipment.
  16. Is able to read and interpret instructions.
  17. Has general electrical knowledge and the ability to make wiring connections. (over)
  18. Has general mechanical knowledge, experience and / or aptitude.
  19. Has the ability to meet the minimum AHERA training requirements within 30 days of hire.
  20. Has good interpersonal communication skills.
  21. Holds or is willing to obtain a Maryland Stationary Engineer's Boiler Operator License.
  22. Holds a valid driver's license.

SALARY The current salary range for the Maintenance IV Utility Worker position for the fiscal year 20 26-2027 is $51,887 - $61,731, depending upon creditable experience and training.
