Equal Access is partnering with a well-established affordable housing property management organization with a portfolio spanning the Bronx, Brooklyn, and Manhattan. The firm develops and manages a diverse mix of multifamily properties supported by programs including LIHTC, HOME, and project-based vouchers (PBV). This role sits within the Operations team and reports directly to the Director of Operations.
The Maintenance Field Agent moves between properties, conducting inspections, catching problems before they become bigger ones, and making sure buildings are safe, compliant, and operationally consistent. You are the eyes on the ground, the person who shows up before an HPD or Section 8 inspection to confirm everything is in order, follows up on open work orders, and flags what the superintendents and coordinators need to know. This is not a supervisory or desk role. You will not be managing staff, and you will not be working from a single location. The work is mobile, hands-on, and varies day to day based on where the portfolio needs attention.
This role is:
A field-based operations position covering multiple properties across the Bronx and NYC
Focused on inspections, compliance readiness, work order follow-up, and real-time condition reporting
Hands-on, including light maintenance work when needed to keep repairs on schedule
A support function for superintendents, porters, and coordination staff, not a replacement for them
A role that requires availability for emergencies, including off-hours and weekends
This role is NOT:
A staff management or supervisory position
A single-site or office-based job
Primarily a trade or repair role, though maintenance skills matter here
A fit for someone who wants a predictable, routine daily schedule
3 to 6 years of experience in property management, building operations, or a closely related field
Strong building maintenance and handyman background, you need to recognize what is wrong and, at times, fix it
Familiarity with NYC property inspections and compliance processes (HPD, Section 8, and similar), preferred but not required
Affordable housing experience is a plus, not a dealbreaker
Valid driver's license or reliable transportation between properties
Organized and detail-oriented, you are tracking conditions and follow-up items across multiple buildings at once
A clear, timely communicator, the Director of Operations and Sr. Property Coordinator depend on your field reports to make decisions
Prior experience as a superintendent or handyman is an asset
Conduct regular property and apartment inspections as assigned, documenting findings accurately and completely
Prepare units ahead of high-priority inspections (Section 8, HPD, and others), identifying repair items and escalating to the Sr. Property Coordinator and Director of Operations
Verify that boiler rooms, electrical rooms, common areas, and building systems are orderly and properly maintained
Identify visible safety hazards and report them promptly to the Director of Operations and SVP of Property Management
Monitor inventory and operational readiness across buildings and flag gaps to the team
Follow up on open work orders as assigned and track resolution across properties
Support unit turnover and vacancy preparation, stepping in to resolve issues that would delay a unit coming back online
Perform maintenance work as needed to keep repair timelines on track
Provide real-time visibility into property conditions to the Director of Operations and Sr. Property Coordinator
Escalate issues appropriately and maintain accountability for follow-up items across the portfolio
Respond to building emergencies as needed, including off-hours and weekends
Support superintendent and porter training and operational consistency as directed by the Director of Operations
Assist other departments with operational tasks as needed, including posting notices, collecting tenant signatures for lease renewals, and reporting on-site incidents
