Breeze Unlimited is posting on behalf of our client.

We are a small, collaborative team who take pride in doing great work together. We are seeking a highly organized and customer-focused Maintenance Coordinator to be the central point for all maintenance and repair activities across our growing portfolio.

Position Overview

Our Maintenance Coordinator is responsible for managing the full work order lifecycle across our residential portfolio — from triaging incoming requests and dispatching vendors to tracking jobs to completion, as well as ensuring and maintaining client relationships and operational excellence.

This role is ideal for someone who is highly organized, takes ownership of their work, and genuinely enjoys being a collaborative and dependable part of a small, close-knit team.

Key Responsibilities

  • Oversee day-to-day maintenance operations; manage all maintenance requests, conduct periodic move-in, move-out and occupied inspections
  • Work closely with vendors to ensure quality work and timely service
  • Provide clear and timely communication with residents, owners, and vendors
  • Address resident concerns, escalations, and compliance matters with professionalism and care
  • Apply company policies and ensure compliance with Arizona laws and regulations
  • Request competitive bids for repairs above owner-approved thresholds
  • Verify and process vendor invoices against scope of work
  • Maintain vendor records (licensing, insurance, contacts) and build reliable trade relationships across the Phoenix metro
  • Coverage of after-hours emergencies as needed

Qualifications

  • Active Arizona Real Estate License Required
  • 1+ years of experience in maintenance coordination, property management, or facilities management
  • Solid understanding of client relations, tenant relations, and property operations
  • Strong communication, problem-solving, and the ability to take initiative
  • Experience with Rentvine or other property management software. Experience with LeadSimple and/or Inspector is a plus
  • Familiarity with common trade scopes (HVAC, plumbing, electrical, appliances)
  • AZ driver's license in good standing

What We Offer

  • Competitive salary: $46,000-$58,500 per year (DOE)
  • Paid Time Off (PTO) and Holiday pay
  • Work-life balance Monday–Thursday schedule (occasional after hours, emergency)
  • Service and team oriented culture
  • Growth opportunities within a respected and expanding company
  • Continuing education, Licensure reimbursement provided upon completion (if applicable)
  • Mileage reimbursement and additional Team Perks
