The Role

The Maintenance Assistant supports the Maintenance Technician and Maintenance Supervisor in maintaining the physical integrity of the community, assisting with service requests and routine repairs to help ensure a safe, secure, and comfortable living environment for residents, visitors, and staff. You'll gain hands-on experience across multiple trades while helping keep the property clean, functional, and well-maintained.

What You'll Be Responsible For

Preventive Maintenance & Safety

  • Support routine preventive maintenance on property equipment as directed by the Maintenance Technician, Maintenance Supervisor, and Community Manager
  • Help monitor the condition of the property and report unsafe conditions promptly (e.g., broken gates, damaged steps, open holes, burned-out exterior lights)
  • Maintain tools in good working condition and keep storage areas locked when not in use
  • Follow proper procedures for storage and handling of maintenance materials in accordance with EPA/OSHA guidelines

General Maintenance

  • Assist with routine maintenance tasks including plumbing, electrical, carpentry, and general mechanical repairs
  • Support cleaning, painting, and general upkeep to maintain high standards of safety and appearance throughout the community
  • Read schematics and technical manuals to help diagnose issues and support accurate repairs
  • Maintain detailed records of maintenance activities using Computerized Maintenance Management Systems (CMMS)
  • Assist make-ready staff as needed to help vacant apartments reach market-ready status
  • Help remove and transfer appliances and equipment between storage areas and apartments as needed
  • Track inventory levels of spare parts and supplies and report shortages

Grounds & General Support

  • Assist in keeping grounds neat and free of litter; rake, sweep, and shovel as circumstances warrant
  • Support the Maintenance Technician or Supervisor on larger projects or when contractors are on-site for repairs or upgrades
  • Assist with safety inspections to help ensure compliance with health and safety regulations
  • Perform additional duties as assigned by the Maintenance Supervisor or Community Manager
  • Conduct all business in accordance with company policies and procedures, Fair Housing, Fair Credit Reporting Act, and all other applicable federal, state, and local laws

What We're Looking For

  • Strong mechanical aptitude with the ability to interpret basic schematics and technical diagrams
  • Working knowledge of plumbing, electrical troubleshooting, and painting
  • Comfortable using hand tools, power tools, ohmmeters, and other maintenance equipment safely
  • Willingness to wear required safety gear (back support belt, goggles, masks, and gloves as tasks dictate)
  • Full-time availability, minimum 35 hours/week, including weekends as circumstances warrant

  • Familiarity with facilities maintenance practices in a residential property setting
  • Excellent communication skills for clear documentation and teamwork
  • Customer service mindset with the ability to work effectively with residents, staff, and contractors
  • Detail-oriented with solid organizational and time management skills
  • Prior supervising or team leadership experience is a plus
  • Bilingual (English/Spanish) a plus
