About the Role
We are seeking an experienced and hands-on Maintenance Supervisor to lead maintenance operations at one of our residential communities. This role is responsible for ensuring the property is consistently safe, clean, and operating at the highest standards, while delivering exceptional service to residents.
The Maintenance Supervisor oversees all day-to-day maintenance activities including work orders, unit turns, preventive maintenance, and property upkeep. This role leads and supports the onsite maintenance team, coordinates with vendors, and partners closely with property management and regional leadership to ensure operational success.
This position requires strong technical knowledge, leadership ability, organization, and clear communication. The Maintenance Supervisor must be comfortable balancing hands-on maintenance work with team leadership, planning, and operational oversight.

Maintenance Operations
- Lead daily maintenance operations including work orders, preventive maintenance, emergency calls, and general repairs
- Assign, prioritize, and track maintenance requests to ensure timely and accurate completion
- Perform hands-on repairs including HVAC, plumbing, electrical, appliances, carpentry, painting, and general building systems
- Ensure all unit turns are completed efficiently, on schedule, and according to company move-in readiness standards
- Maintain accurate records of completed work, supplies, tools, and equipment inventory
Property Maintenance & Inspections
- Conduct regular inspections of units, common areas, building systems, and grounds
- Identify potential issues early and address them before they become larger or more costly problems
- Maintain strong curb appeal and overall community presentation to support leasing and resident satisfaction
Team Leadership
- Train, guide, and support maintenance team members to ensure consistent workmanship and safety practices
- Promote accountability, organization, and strong team performance
- Ensure maintenance staff follow company procedures and professional standards
Vendor & Project Coordination
- Oversee vendor and contractor work to ensure quality, timeliness, and alignment with property expectations
- Coordinate with the Property Manager to plan maintenance projects, schedule vendor services, and manage materials
- Collaborate with regional maintenance leadership on larger repairs, renovations, and property improvement initiatives
Communication & Compliance
- Maintain proactive communication with the Property Manager regarding maintenance needs, risks, project updates, or delays
- Ensure compliance with company maintenance standards, safety procedures, and OSHA guidelines
- Participate in on-call rotation and respond to after-hours emergencies when necessary
Physical & Operational Requirements
- Frequently stand, walk, bend, kneel, and climb stairs while performing maintenance tasks
- Lift and carry materials up to 50 pounds
- Work both indoors and outdoors in varying weather conditions
- Utilize appropriate PPE and follow safe work practices
- Safely operate tools, maintenance equipment, and materials required for property upkeep
