Luxury Residential Project Manager

Location: Austin, TX -- office and field-based, with regular travel to active project sites throughout Greater Austin, Lake Travis, and nearby Texas Hill Country communities.

We are seeking an accomplished Luxury Residential Project Manager to lead the planning, financial management, purchasing, communication, and overall coordination of complex custom home projects. Working closely with Site Superintendents and the executive, design, accounting, and estimating teams, you will maintain project schedules and budgets while ensuring that each project meets Jenkins Design Build's standards. The ideal candidate combines construction expertise with disciplined organization and outstanding communication.

Key Responsibilities

• Develop and maintain overall CPM construction schedules in Buildertrend.
• Establish project baselines and update schedules weekly with Site Superintendents.
• Produce and distribute 30 day look-ahead schedules.
• Coordinate and lead weekly production meetings with project teams.
• Issue purchase orders for labor and materials in advance of scheduled requirements.
• Review scopes of work with vendors and trade partners before work begins.
• Confirm purchase orders remain within the approved project budget.
• Maintain project budgets and prepare monthly variance purchase-order reports.
• Review and approve payment requests according to purchase-order terms.
• Estimate and execute owner, vendor, and trade-partner change orders.
• Coordinate required revisions to plans and drawings arising from change orders.
• Monitor insurance and documentation requirements for trade partners and vendors.
• Coordinate critical material deliveries, returns, and credits.
• Conduct monthly project budget and financial forecast reviews with leadership and the project team.
• Maintain accurate schedules, financial records, notes, and project data.
• Serve as a professional company representative when communicating with clients, consultants, vendors, and trade partners.

Qualifications

• At least three years of custom home project-management experience.
• Four-year degree in construction management, engineering, architecture, business, or a related discipline preferred.
• Experience managing complex residential schedules, budgets, purchasing, and change orders.
• Strong understanding of high-end residential construction methods and sequencing.
• Proficiency with Buildertrend or comparable construction-management software preferred.
• Ability to interpret architectural plans, specifications, scopes of work, and contracts.
• Strong financial awareness and experience tracking project costs and variances and forecasting cost at completion.
• Excellent leadership, negotiation, documentation, and communication skills.
• Self-directed, accountable, and able to solve problems before they affect the project.
• Valid driver's license and reliable transportation are required for regular travel between the office and project sites. 

Pay and Benefits

• Full-time, W-2 employment.
• Pay: $115,000 - $150,000 annually. Placement within the range depends on directly relevant luxury residential construction experience, demonstrated leadership and technical capabilities, and the size and complexity of projects previously managed.
