    JOB SUMMARY:

    The Loan Delivery Credit Specialist serves as the credit and guideline expert within the Loan Delivery Department. This position is responsible for resolving complex investor purchase conditions, minimizing warehouse aging, accelerating investor purchases, and protecting loan salability through expert interpretation of agency, government, jumbo, and Non-QM underwriting guidelines.

    Unlike a production underwriter, this role focuses exclusively on investor purchase conditions after closing and acts as the bridge between Loan Delivery, Underwriting, Secondary Marketing, Quality Control, and investors to ensure loans are purchased quickly and efficiently.

    At Novus, this position plays a critical role in improving liquidity, reducing warehouse aging, and identifying opportunities to strengthen processes across the organization.

     

    ESSENTIAL DUTIES and RESPONSIBILITIES:

    Investor Purchase Resolution

    • Review and resolve complex investor purchase conditions.
    • Research investor suspense items and determine the most appropriate resolution. • Work directly with investors to obtain clarification and resolve outstanding purchase conditions.
    • Challenge investor conditions when supported by agency, government, or investor guidelines.
    • Partner with Underwriting when additional credit analysis or interpretation is needed.
    • Ensure timely resolution of investor conditions to minimize purchase delays.

     

    Credit & Guideline Expertise

    Serve as the departmental subject matter expert on investor credit and underwriting requirements, including:

    • Fannie Mae
    • Freddie Mac
    • FHA
    • VA
    • USDA
    • Jumbo products
    • Non-QM investors
    • Correspondent investor overlays

    Interpret investor requirements and develop practical solutions that support loan purchase while maintaining compliance and investor eligibility.

    Warehouse Aging Management

    • Prioritize aged loans based on warehouse exposure.
    • Proactively manage loans approaching aging thresholds.
    • Drive timely resolution of outstanding purchase conditions.
    • Escalate high-risk loans requiring executive attention.
    • Partner with Secondary Marketing to improve investor purchase timelines.

     

    Process Improvement

    • Identify recurring investor purchase conditions and trends.
    • Recommend operational improvements to reduce future purchase issues.
    • Partner with Underwriting, Closing, Compliance, QC, and Secondary Marketing to eliminate recurring defects.
    • Participate in investor meetings regarding purchase performance and trends.

     

    QUANTITY EXPECTATIONS/KEY PERFORMANCE INDICATORS:

    Investor Purchase Performance

    • Resolve assigned investor purchase conditions within established departmental service levels.
    • Maintain an average investor response time of one business day or less.
    • Successfully manage assigned purchase pipeline while meeting departmental aging goals.
    • Contribute to reducing average days from closing to investor purchase.

     

    Warehouse Performance

    • Maintain ownership of assigned aged-loan inventory.
    • Proactively resolve loans approaching warehouse aging thresholds.
    • Assist in achieving departmental warehouse aging objectives.

     

    Quality

    • Maintain a high degree of accuracy in investor condition responses.
    • Minimize rework resulting from inaccurate guideline interpretation.
    • Identify recurring investor issues and communicate trends to management.

     

    Continuous Improvement

    • Recommend process enhancements that improve purchase timelines.
    • Participate in implementation of operational improvements.
    •  Share investor trends and best practices with internal teams.

     

    QUALIFICATIONS:

    Required

    • Minimum five years of mortgage underwriting experience.
    • Strong knowledge of agency, government, jumbo, and Non-QM guidelines.
    • Ability to interpret complex investor requirements.
    • Excellent analytical and problem-solving skills.
    • Strong written and verbal communication.
    • Ability to effectively manage multiple priorities in a fast-paced environment.

    Preferred

    • DE and/or LAPP designation.
    • Non-QM underwriting experience.
    • Jumbo underwriting experience.
    • Investor suspense or post-closing experience.
    • Correspondent lending experience.
    • Secondary market knowledge.

    Investor Relations

    • Develop productive working relationships with investor suspense teams.
    • Serve as an internal resource regarding investor purchase expectations.
    • Assist in educating internal teams on investor-specific trends and guideline changes.

    Salary Range: $75,000-95,000 - based on experience and expertise.
