Job Description:
Affordable Housing - Leasing & Marketing Professional
The Leasing and Marketing Professional is responsible for effectively marketing the community and ensuring the leasing targets are achieved to help maximize occupancy year over year. This role will guide prospective residents through the leasing process, engage in retention efforts for current residents, and provide unparalleled customer service. You must be able to communicate effectively and possess strong interpersonal and organization skills.

Affordable Housing Responsibilities
This position plays a critical role in supporting leasing operations for affordable housing units and must ensure strict adherence to applicable program requirements and compliance standards.
Maintain working knowledge of applicable affordable housing programs (e.g., LIHTC, Section 8, or local housing programs) and associated eligibility requirements.
Accurately process affordable housing applications, including income verification, asset documentation, and household certification.
Ensure all applicant and resident files meet audit standards and are completed in accordance with regulatory guidelines and company procedures.
Support initial certifications and ongoing recertifications, ensuring timely and accurate submission of required documentation.
Utilize designated affordable housing software systems and portals (separate from student leasing systems when applicable).
Clearly explain program requirements, income qualifications, and lease terms to applicants and residents.
Coordinate with Compliance Specialists or third-party partners to ensure approvals and file accuracy.
Track affordable unit availability, waitlists, and leasing progress while maintaining compliance with occupancy and income restrictions.
Maintain strict confidentiality of sensitive financial and personally identifiable information.
Ensure adherence to Fair Housing laws while also applying program-specific compliance standards.
Assist with reporting and documentation needed for audits, inspections, and internal reviews.
Stay informed on regulatory updates and participate in required affordable housing training.

Physical Demands:
The pay for this position is $23.00 per hour depending on a variety of factors including market factors in the geographical location where the candidate lives.
